Roof leak investigations near Springvale

How it works

Every roof is different; as a rough guide, the survey takes an hour or two for most homes, though a hard-to-trace leak can take longer. If you have questions on the day, just ask. A visit to a smaller place like Springvale is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the roof space above it.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

How a roof leak investigation works in Springvale

Our roof leak investigations cover Springvale and the wider South East. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. You get a written report with photos and recommendations. If it is leaking right now, contain the water and keep it clear of electrics, then call 07833 053749 or send us an email. We survey chimney stacks, the roof space and flat roof details, and common reasons people get in touch are leaks that appear only in driving rain and leaks below a flat extension roof.

Around Springvale, chimneys on older homes are a common source of leaks, at the flashings, the pointing or the mortar round the pots. Damp in a chimney breast can have more than one cause, so it isn’t always obvious where it starts. The stack, its flashings and the loft space beside it are all worth checking.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Why get it checked now?

Water and electrics do not mix. Keep away from any fitting that water is reaching. Finding where the water is getting in should follow straight away. Tradespeople may need to travel further to a smaller place like Springvale, so it is useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

Prices quoted always include VAT, and the written report is part of the package. Roof leak investigation starts from £150, including VAT. Size, height and access decide where your roof falls.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Check whether pipes or tanks run near the stain
  • Keep water away from lights and sockets
  • Photograph the stain each time it appears
  • Clear the loft hatch so we can get in

Keep the report after the work is done. If water appears again, it shows what was found before, which makes the next step quicker.

Look at the roof from ground level after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.

Can I check my roof myself?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What a roof leak investigation does not cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether rotten timbers meet design loads
  • Putting the leak right
  • Leaks from plumbing, tanks or pipework rather than the roof

Your questions about roof leak investigations in Springvale

How do I find out if my home in Springvale is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is Springvale in the area you cover?

Yes, Springvale is one of the places we work. The survey and report are the same in Springvale as anywhere else, and visits run on weekdays and weekends.

Can thermal imaging help find my roof leak?

We use thermal imaging where it helps, and it’s part of the Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

What do I do with the report?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Different roofs, different checks

Chimney stacks

Water that gets in at the top can show up lower down. Open, unused pots let rain fall down the flue.

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. A low or cracked upstand is a common way in.

Roof leak investigations around Springvale

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the roof type helps narrow down where water may be getting in.

If you own a rental within reach of Winchester station, tracing a leak quickly matters when a tenant is living with it. If you look after a building such as Kings Worthy Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. If your house is among the older ones in the streets near St Mary's Church Hall, the leak may come from a chimney, a valley or tired lead rather than the covering itself.
