Independent pre-purchase roof surveys in Springvale

Pre-purchase roof surveys for homes and businesses in Springvale

If you’re buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that is frequently not the individual flat owner. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we look at that too where access allows. We survey natural slate, chimney stacks and lead flashings and valleys, and common reasons people get in touch are damp timbers or stains in the loft and lead that has worked loose at a wall or chimney.

In a smaller place like Springvale, homes are mostly houses and bungalows, from older cottages to more recent builds. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely. Most surveys take about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. Parking around Springvale is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a written report with photographs and recommendations before you exchange.

How to prepare

  • Note where any stains or damp appear
  • Keep pets out of the way during the survey
  • Clear the way to the loft hatch

Questions from Springvale

Does a conservation area affect roof work in Springvale?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Springvale?

Yes, Springvale is on our map. A small place gets exactly the same survey as a big one.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Will the roof report help me negotiate with the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we cannot promise any saving.

How do I book a survey in Springvale?

The quickest way is to phone 07833 053749 or send us an email. Give us the address and a few details about the roof. Surveys run on weekdays, Saturdays and Sundays.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

For landlords and managing agents

Any of our surveys can be booked by landlords, agents and building managers in Springvale. To discuss a property or a block, phone 07833 053749 or use the contact form.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

What you can safely check yourself

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Pre-purchase roof surveys in Springvale: local notes

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If you own a rental within reach of Winchester station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If you own one of the older houses in the streets near St Mary's Church Hall, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What a pre-purchase roof survey does not cover

It’s a careful look at the roof, not the whole story. Its limits include:

  • Faults hidden behind ceilings, boards or coverings
  • How a seller will respond, or what the house is worth
  • Anything beyond the roof, which a full home survey covers

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. The full list of what we check.

What we look at

  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Natural slate
  • Lead flashings and valleys
  • The roof space
  • Clay and concrete tiles
  • Gutters and downpipes

Why get it checked now?

A seller may honestly not know the state of the roof. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today. Blocked gutters on homes around Springvale overflow and soak walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

How the survey changes by roof type

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack.

Chimney stacks

Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.
