Chimney surveys for homes and businesses in Worthy Down

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photos. We survey chimney pots and cowls, chimney breasts and flaunching, and people most frequently book us about worn or missing pointing and signs that a stack is leaning.

Somewhere as small as Worthy Down, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Ask for ventilated caps on redundant stacks
  • Have the flue swept and checked if you use the fire
  • Find out whether changes to a stack need permission
  • Never climb onto the roof to look at a chimney

The report is emailed to you, ready to share with a roofer or builder. Each defect is described in plain words and shown in a photo, so it is easy to follow.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • Hidden damage within the stack
  • Whether a stack needs rebuilding on structural grounds

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

Roofs, chimneys and gutters in Worthy Down

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Take a building like South Wonston Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Winchester station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church like St Margaret's are frequently among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Worthy Down: your questions answered

How do I find out if my home in Worthy Down is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Can a landlord with a rental near Winchester station book a roof survey?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or send us an email with the address and what you need.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Do you inspect the flue?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.

Are you structural engineers?

No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

What does a chimney survey cover?

Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It normally takes about 1–2 hours at a house, as part of a look at the roof around the stack. In a hamlet or village like Worthy Down, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Before we arrive

  • Leave a clear route to the loft
  • Note where any stains or damp appear
  • Check we can get to the back of the property

Advice

Different roofs, different checks

Chimney pots and cowls

Damaged pots are a safety concern as well as a leak risk. We record their condition with photos.

Chimney breasts and the loft

Where a breast has been taken out, we look at what supports the stack. A structural engineer should confirm whether it’s adequate.

Why get it checked now?

A small amount of repointing or new flaunching is typically a modest job. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. In a place like Worthy Down, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Chimney survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.
