Worthy Down Flat Roof Survey
We take a careful look at the flat roof at your property in Worthy Down, and put it all in a written report with photos.
- Outlets that hold water back
- Raised blisters across the surface
- Damaged trims at the roof edge
Flat roof survey in Worthy Down: what you get
A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. Common reasons to book are cracked or split membrane and gaps at upstands and abutments, on GRP fibreglass, upstands and outlets and EPDM rubber.
In a small place like Worthy Down, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.
The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Practical tips
A survey works best with a little help from you, before and after. Some tips:
- Check new fixings through the roof are properly sealed
- Plan a survey before the covering reaches the end of its usual life
- Keep people off the roof unless they need to be there
- File the paperwork for the roof and any repairs
You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.
Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.
How we price flat roof surveys
We confirm the price for your survey before booking. This is what makes a difference:
- Whether it’s a home or a commercial building
- How big the roof is
- Which survey package you book
- The shape of the roof and its details
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Booking your survey
You do not need to know any roofing terms. Just tell us:
- Anything about access we should know
- Any deadline, like an exchange date
- The kind of building and roof involved
- Any stains, drips or damp patches you’ve seen indoors
To arrange a survey, call 07833 053749 or send us an email and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.
The survey, step by step
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. In a hamlet or village like Worthy Down, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We view the roof from the ground, from windows and from the roof where it’s safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Inside, we look for damp and staining under the roof where there is access.
- The findings are written up with photos and recommendations and emailed to you.
Before the survey
- Check the loft hatch can be reached
- For a flat or shared roof, check access with the building owner or managing agent
- Let us know about parking before the day

Related advice
How the survey changes by roof type
Rooflights and upstands
We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photos.
EPDM rubber
An EPDM rubber roof is typically one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

Questions from Worthy Down
Is Worthy Down within the area you cover?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Do you cover Worthy Down?
Yes. We survey roofs across London and South East England, and Worthy Down is part of that. You can ring 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Does the weather affect the survey?
It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
How fast do I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when booking.
Do you survey commercial flat roofs?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so please ring 07833 053749 or email us with the details.
How long will you be at the property?
Expect it to take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. You’ll then get the report by email.
Rented homes, blocks and businesses
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the visit with that in mind.
If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or drop us an email with the addresses.
DIY checks: what’s safe
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.
What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey.
Local flat roofs in Worthy Down
Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
For landlords with property near Winchester station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you look after a building such as South Wonston Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If your home is one of the older ones in the streets near St Margaret's, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
