Chimney survey in Hunton: what you get

Our chimney survey covers the stack and the details that keep water out around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there is safe access. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. We are often asked to look into flaunching that has broken away and a stack that appears to lean, on shared and party-wall stacks, brick chimney stacks and chimney breasts.

Some older homes in villages like Hunton are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Where we cannot see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Glance at the stacks from the street now and then
  • File photos of the stacks with your home records
  • Leave close inspection to people with safe access
  • Have the flue swept and checked if you use the fire

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. That helps you brief them.

Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.

Questions from Hunton

Does a conservation area affect roof work in Hunton?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can a landlord with a rental near Micheldever station book a roof survey?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Will you go up on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

How long does the survey take?

It usually takes between one and two hours on an ordinary house, and longer for a large or complex roof. We’ll confirm the timing as you book.

What happens next?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

What causes damp on a chimney breast?

There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We look at each one and note the most likely cause.

What this survey cannot tell you

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Whether a gas appliance or its flue is safe
  • The inside of the flue, which needs a sweep or flue specialist
  • Whether a stack needs rebuilding on structural grounds

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

What we check

  • Chimney breasts
  • Chimney pots and cowls
  • Lead flashings
  • Flaunching
  • Brick chimney stacks
  • Shared and party-wall stacks

What we look for on each type of roof

Chimney pots and cowls

For unused flues, we check whether caps or cowls allow ventilation. Capping without ventilation can trap moisture.

Chimney breasts and the loft

Damp patches on chimney breasts often point to a problem above. We look at them and at the stack in the loft where there’s safe access.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. Around Hunton, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photos and recommendations, is emailed to you.

Before the survey

  • If you’re buying, let the agent know when we’re coming
  • Note where any stains or damp appear
  • Let us know about parking near the property

Advice

What a chimney survey looks like in Hunton

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

The streets around a church such as Church of St James are often among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Micheldever station may find that a dated record of the roof is useful when planning maintenance across a let.
