What a roof survey looks like in Hunton

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

The streets around a church such as Church of St James are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

How a roof survey works in Hunton

A roof survey tells you what condition your roof is in, before small faults become big ones. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. You get a photo-illustrated written report and recommendations. Where it is relevant, the recommendations are prioritised by urgency. If you’re worried about water stains on rafters and ceiling joists and cracked or blistered flat roof coverings, we can find out what’s behind it.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

Honest limits

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Defects hidden under coverings or inside walls without opening up
  • A full building survey of the property
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. The full list of what we check.

Hunton: your questions answered

Do you survey roofs for landlords with property near Micheldever station?

Yes, landlords and letting agents book with us as well as owners. Just ring 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.

Do you cover smaller places like Hunton?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you test for asbestos?

No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

Checking the roof from the ground

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

Roof by roof

Clay plain and peg tiles

Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move, leaving gaps along the courses.

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. We look for lifted, cracked or slipped tiles.

Common roof problems in Hunton

Slates and tiles frequently outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot, letting tiles move.

People normally book a survey when they’ve noticed something like this:

  • Ridge tiles that have lifted or moved
  • Water stains on rafters and ceiling joists
  • Loose chimney pots
  • Ponding, splits or blisters on flat roofs

For landlords with property near Micheldever station, the gap between tenancies is a good time to have the roof looked at.

Before you book any roof surveyor

  • What they won’t be able to tell you
  • Their insurance cover
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What follow-up you get after the report

What a good roof survey covers

Landlords, agents and block managers in Hunton

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.

What happens on the day

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take about 1–2 hours for a house, or half a day or so for a commercial building. In a hamlet or village like Hunton, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. We email a written report with photos and recommendations.

Getting ready for the survey

  • For flats, make sure roof access has been agreed
  • If you are buying, check with the agent that we can get in
  • Show us where any leaks or stains appear
