Chimney survey in Crawley: what you get

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at what can safely be seen and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. Everything is written up with photos and what we recommend. Typical surveys look at signs that a stack is leaning and gaps in the mortar around the pots, on chimney breasts, chimney pots and cowls and shared and party-wall stacks.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

What happens if roof problems are left?

Before deciding what to do with a redundant stack, a survey shows how it is doing. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. Outbuildings and barns around Crawley are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

Why book with us

  • Clear package prices, including VAT
  • Over 5,000 surveys carried out
  • Thermal imaging and drones used where they help
  • We hold a CAA Flyer ID and Operator ID

Chimney surveys in Crawley: local notes

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live in an older home near Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Winchester station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Crawley is about 5 miles north-west of Winchester, in Hampshire. We carry out chimney surveys for householders, landlords and businesses in Crawley. Crawley is one of the places in Hampshire where we work for chimney surveys. Southampton is in our area too.

Crawley: your questions answered

Does a conservation area affect roof work in Crawley?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Crawley?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you find out why my chimney breast is damp?

Usually it is water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping and records the likely cause.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

What do you check on a chimney?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there is safe access. You get a written report with photos.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

The survey, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. Cottages and farmhouses around Crawley often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • Make a note of anything you’d like us to look at
  • Let us know where we can park nearby
  • Have any paperwork from past roof work to hand

What a chimney survey doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Flue inspections or sweeping
  • Areas we cannot view from safe positions
  • Whether a gas appliance or its flue is safe

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.

What we look at

  • Brick chimney stacks
  • Lead flashings
  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Flaunching
  • Chimney breasts

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Never climb onto the roof to look at a chimney
  • Have the flue swept and checked if you use the fire
  • Have brackets on the chimney checked
  • Photograph damp patches with the date

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Look at your chimneys from the ground now and then, especially after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.
