How a flat roof survey works in Egypt
Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. If you’ve noticed upstands pulling away from walls and splits and cracks in the covering, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Egypt, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when you book.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what isn’t.

Egypt questions
Is my home in Egypt listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is Egypt within the area you cover?
Yes. Egypt is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.
How much is a survey?
Prices start from £150, including VAT. You’ll know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or send us an email.
Can you survey a flat roof on an office or unit?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so ring 07833 053749 or drop us an email with the address.
How do I book a survey in Egypt?
The quickest way is to phone 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we will point you to the right survey. Surveys run seven days a week.
Can you survey a shared roof?
Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to, and the report makes that clear.
Will this cover the whole house?
No. Our survey covers the flat roof only. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.
How the survey changes by roof type
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.
Leave it or get it looked at?
A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes some details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. For an older or listed building in a place like Egypt, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We can help you choose the package that fits what you need to know.
Why us?
- Insured for professional indemnity and public liability
- Photographs and a written report every time
- Thermal imaging and drones used where they help

What a flat roof survey does not cover
We only report what can be seen safely on the day, so some things are outside what a survey can do:
- Parts of the roof that are not safe to walk on or view
- Hidden layers beneath the covering
- Testing older roof sheets for asbestos
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

Flat and commercial roofs around Egypt
Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.
If you own one of the older houses in the streets near Ebenezer Methodist Chapel, flat-roofed rear additions and dormers added over the years are worth checking.

What we’re asked to look at in Egypt
Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
Signs worth acting on include:
- Blistering in felt or asphalt
- Dips that suggest the deck is deflecting
- Damaged trims at the roof edge
- Leaks around rooflights
If you own a rental within reach of Micheldever station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

How the survey works
Every roof is different, but as a rough guide the survey takes about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. You are welcome to ask questions while we are there. Somewhere like Egypt needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
- You tell us about the roof, its covering if you know it, and any leaks.
- We check the roof from wherever it can safely be seen.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- We send a written report with photos, the defects we found and what we recommend.
Before the survey
- Have any questions written down, so nothing gets missed
- Tell us about any leaks, stains or damp patches you know of
- Check pets are kept safely away
