A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
How a roof leak investigation works in Egypt
On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We look at the roof surface and the ceiling below. Leaks under flat extension, garage and dormer roofs are common. Felt frequently lasts around 15 to 20 years, so age is part of the picture. Common reasons to book are ceiling stains that grow after rain and damp on a chimney breast, on the roof space, flat roof details and rooflights and dormers.
Roofs in small places like Egypt frequently stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.
If any part of the leaking roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Practical tips
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Take dated photos of the leak
- Check the loft is accessible
- Tell us about any past repairs to the roof
- Write down the wind direction and rain when it leaks
If condensation is the cause, we explain it, with recommendations on ventilation. It saves chasing a leak that is not there.
Keep the roof space ventilated. Good airflow reduces condensation, and condensation is a common false alarm. Make sure insulation doesn’t block airflow at the eaves.
Your questions about roof leak investigations in Egypt
Do you cover Egypt?
Yes, Egypt is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or send us an email with the address and a few details.
Is Egypt within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Does the report include photos?
Yes. Photos are part of every report, so you can see each point for yourself.
Are you structural engineers?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
How much does a roof leak investigation cost in Egypt?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
Why is not the leak directly above the stain?
Because water travels. It can follow a timber or the underlay a long way first, so the entry point is often well away from the mark. That’s why we trace the route rather than patching above the stain.
What’s in the report?
It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely.
What we look for on each type of roof
Flat roof upstands and outlets
Each flat roof relies on its outlets to drain. When one blocks, water ponds and finds any weak spot. Outlets and the area around them are checked.
Parapet and box gutters
Hidden gutters run behind parapets or between roofs. When their outlets block, water rises over the lining and runs indoors.
How it works
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes between one and two hours, more where the leak is intermittent or the roof is large. Rural addresses near Egypt can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- From the roof space, we trace the water’s route where there is safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- We email a written report showing where the water most likely gets in.
Getting ready for the survey
- Keep pets in another room
- Buyers: confirm access with the estate agent or seller
- Have any questions written down, so nothing gets missed
Arrange a survey
If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you are ready.

What affects the price in Egypt
All our prices include VAT. The things that change the price are:
- How big the roof is
- How tall the building is and how easy the roof is to see
- If the survey needs thermal imaging or a drone
- Whether you choose the Basic, Standard or Premium Survey
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
Getting in touch
When you call or email, these details help:
- Where any leaks, stains or damp patches show inside
- How the loft is reached, if there is one
- Why you want a survey: buying, a leak, a storm or new work
- Pictures of the roof from a safe spot, if you have them
Roof leak investigation starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or use the contact form to find out.
Checking the roof from the ground
It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Leaks and storm damage in Egypt
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering and its details give the first clues when tracing where water is coming from.
If you own a rental within reach of Micheldever station, a clear finding on where water gets in helps you brief a roofer right away. If you live in an older home near Ebenezer Methodist Chapel, water on an older roof tends to find its way in at the lead, the valleys or the chimney.
