When you need someone else

  • Build-ups without a suitable layer below
  • Moisture spread under the membrane
  • Parts of the roof covered by fixed equipment

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What a survey covers and doesn’t.

What this survey covers

  • Roof terraces and balconies
  • Flat roof membranes
  • Commercial flat roofs
  • Green roofs
  • Liquid-applied waterproofing
  • Single-ply roofs

How electronic leak detection works in Townsend

A leak in a flat roof often shows up a long way from where the water gets in. So the stain inside rarely sits under the hole. ELD tests the waterproofing directly and locates the breach. We test and report and leave the repair to your roofer. On a suitable roof, it takes the guesswork out of finding the hole. We then send you the results in a written report. We’re often asked to look into holes around roof penetrations and gaps at membrane joints, across roof terraces and balconies, single-ply roofs and commercial flat roofs.

Flat roofs on exposed homes in small places like Townsend take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

When to book a survey in Townsend

When the membrane is buried, holes cannot be seen at all. Electronic methods can help on some of these roofs, depending on the build-up.

Here are some of the things we see frequently:

  • Leaks through a flat roof with no obvious cause
  • Stains far from any visible defect
  • Repairs that haven’t stopped the leak
  • Holes around roof penetrations

If you own a rental within reach of Midgham station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

  • How they plan to inspect the roof safely
  • What insurance they carry
  • How much experience they have with roofs like yours

Questions from Townsend

Does a conservation area affect roof work in Townsend?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you carry out roof surveys in Townsend?

Yes, Townsend is one of the places we work. The survey and report are the same in Townsend as anywhere else.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Is my roof suitable for ELD?

Not every roof is suitable. Certain membranes are conductive, and some build-ups lack a suitable layer below. We’ll tell you if yours is not suitable before testing.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

What electronic leak detection looks like in Townsend

Historic houses like The Vyne, about 4.7 miles east, show how far back building in the area around Townsend goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For an older house near a landmark such as Church of St Catherine, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. If you look after a building such as The Hurst School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

The survey, step by step

The visit has one job: to see as much of the flat roof membrane as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes longer on a large roof than a small one, with the construction of the roof playing a part too. Somewhere as small as Townsend, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, we confirm which roof areas are included.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Useful tips for Townsend property owners

Getting the most from electronic leak detection starts before we arrive and carries on afterwards. Some tips:

  • Limit access to the roof
  • Note where leaks show inside and when
  • Tell us about the membrane and build-up if you know it
  • Clear flat roof outlets regularly

If water has been getting in, insulation under the membrane may be wet. That is something to discuss with your roofer, and moisture readings can help.

Ask trades working on the roof to protect the membrane when they work up there. Have the roof looked at after other work.
