Chimney survey in Townsend: what you get
Many homes have chimneys that are no longer used. Even when it is not used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. We are frequently asked to look into disused chimneys trapping moisture and gaps where the stack meets the roof, across chimney breasts, flaunching and lead flashings.
In a small place like Townsend, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Why it’s worth a survey now in Townsend
A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you can decide what to do next. For an older or listed building in a place like Townsend, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

When you need someone else
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Areas we can’t view from safe positions
- Whether a gas appliance or its flue is safe
- Conditions inside walls
If in doubt, phone 07833 053749 or email us and we will recommend the right survey. What a survey covers and does not.

Roofs, chimneys and gutters in Townsend
Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around Townsend has a long history of building, with The Vyne about 4.7 miles east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
For landlords with property near Midgham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like The Hurst School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of St Catherine: its chimney, valleys and lead work are likely to be the parts that need attention first.

Townsend questions
Is my home in Townsend listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you survey roofs for landlords with property near Midgham station?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
What’s the best way to book?
Simply call 07833 053749 or drop us an email with the address. We will ask a few questions, confirm the price and agree a date.
Will you walk on the roof?
Only where it is safe to do so. We inspect whatever is safely visible: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. Anything we can’t see is noted in the report.
Is it a problem to have an unused chimney?
An unused stack still needs to stay weathertight and ventilated. Capping without airflow can lead to damp. We check how it is capped and its condition, so you can decide with a builder what to do.
Do you look in the roof space?
Normally, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we will plan the visit with that in mind.
The survey, step by step
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about 1–2 hours for most homes, a little longer where there are several stacks. Older rural homes like those around Townsend can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- We check the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Preparing for the visit
- Make sure the loft hatch can be reached
- Gather any invoices or paperwork from past roof work
- Buyers: confirm access with the estate agent or seller
