Gutter Survey in Townsend
Find out what’s going on with the gutter before you spend money on it. Gutter surveys in Townsend.
- Downpipes that are split or coming away
- Sagging gutters and loose brackets
- Blocked outlets and hoppers
Signs you need a gutter survey in Townsend
Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.
Here are some of the things we see often:
- Leaves and moss blocking gutters
- Dripping or leaking gutter joints
- Rotten fascias or stained soffits
- Downpipes that are split or coming away
Take an older house close to Church of St Catherine: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

How a gutter survey works in Townsend
Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. It’s an easy job to put off but it rarely improves. If you’ve noticed leaves and moss blocking gutters and leaking or loose downpipes, a survey will tell you what’s going on, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Common questions in Townsend
Do you survey roofs for landlords with property near Midgham station?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or drop us an email with the details.
Do you cover smaller places like Townsend?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Will I get photos?
Yes. We photograph the roof as we go, and they go into the written report.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it when booking and we will plan the survey around it.
Is there a good time of year to book a gutter survey?
There is no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.
Do you use drones?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
How it works
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes an hour or two at most homes, and about three to four hours for a commercial roof. Around Townsend, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Getting ready for the survey
- Keep pets out of the way during the survey
- Make sure the loft hatch can be reached
- Buyers: confirm access with the estate agent or seller

Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Before and after the survey
These tips come from what we see on roofs every week, before and after a survey:
- Check from ground level or a window, not a ladder
- Watch the gutters during heavy rain
- Look for new stains on ceilings below valleys after rain
- Make sure downpipe clips are holding
For let and shared buildings, the report can go on file to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.
Have your gutters cleared at least once a year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
What we can’t see
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Asbestos testing of old gutters, downpipes or soffits
- What’s behind fascias and inside walls
- The inside of buried drains
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.
