Pre-Purchase Roof Survey in Townsend
Wondering about the roof at a property in Townsend? We carry out pre-purchase roof surveys in Townsend and across Hampshire, with plain-English findings.
- A ridge or slope that dips
- Signs of past leaks inside the loft
- Patch repairs that may hide an ongoing problem
How the survey works
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes between one and two hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Townsend can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- A date is booked on a weekday, Saturday or Sunday.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Preparing for the visit
- Let us know about any leaks, stains or damp patches you know of
- Jot down any questions you want answered
- Leave a clear route to the loft

Pre-purchase roof survey in Townsend
Book after your offer is accepted and before exchange. At that point you can still ask questions, while you’re not yet committed. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We survey chimney stacks, lead flashings and valleys and clay and concrete tiles, and common reasons people get in touch are cracked flaunching or crumbling chimney pointing and a ridge or slope that dips.
For a small place like Townsend, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.
The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Common roof problems in Townsend
The fixings and underlay frequently fail before good slates or tiles do. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. That kind of wear is common on older roofs and easy to miss from the ground.
Signs worth acting on include:
- Flashings that have lifted or split
- Roof slopes that look uneven or sagging
- Chimney mortar that has eroded
- Quick fixes on flashings and valleys
The streets around a church such as Church of St Catherine are often among the oldest in a place, and if you own one of the older houses nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Choosing a roof surveyor
- Which parts of the roof they’ll actually see
- How soon the report will arrive

- Whether you can ask questions once you have the report
Buying a home or a new roof in Townsend
Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. The wider area around Townsend has a long history of building, with The Vyne about 4.7 miles east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Walls, floors, services and rooms below the roof

Does a conservation area affect roof work in Townsend?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
At what stage of buying should I get the roof surveyed?
After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.
Can I take the findings back to the seller?
Yes. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.
How soon is the report ready?
