Wolverton Common Pre-Purchase Roof Survey
A roof survey before you buy a house or flat in Wolverton Common. We’ve completed more than 5,000 surveys across London and the South East.
- A ridge or slope that dips
- Blistered or split felt on a flat roof
- Flashings that have lifted or split
Practical tips
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:
- Ask for any paperwork for recent roof work
- Pass the findings to your conveyancer
- Ask when the roof was last worked on
- Ask the agent to check the loft hatch can be opened
The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, so each quote covers the same ground.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
Pre-purchase roof survey in Wolverton Common
Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. If airspace rules or the weather rule out a flight, we will say so and look from ground level, windows and the loft instead. We are often asked to look into gutters choked with leaves and moss and cracked flaunching or crumbling chimney pointing, across clay and concrete tiles, flat-roofed extensions and dormers and natural slate.
Older buildings in small places like Wolverton Common may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Rented homes, blocks and businesses
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or email us.
What we do, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. Rural addresses near Wolverton Common can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
How to prepare
- Point out any leaks or damp patches
- If it is not your property yet, arrange access through the agent
- If the roof is shared, arrange access with whoever manages the building

Advice
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Common questions in Wolverton Common
Is my home in Wolverton Common listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Wolverton Common?
Yes, Wolverton Common is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Can you survey in bad weather?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.
At what stage of buying should I get the roof surveyed?
The sooner after your offer is accepted, the better. You need the report before you exchange, because after that the roof is yours to deal with.
How long will you be at the property?
It typically takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Why act early in Wolverton Common
Plenty of buyers go ahead anyway, but with their eyes open. The report shows what needs doing first, and you can line up a roofer before small faults grow. Around Wolverton Common, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

Buying a home or a new roof in Wolverton Common
Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.
If you live in an older home near Church of St Catherine, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Landlords with a home close to Midgham station may find that a written report helps before buying a rental or paying for a new roof on one.

Different roofs, different checks
Clay and concrete tiles
Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack.
Gutters and parapets
Hidden gutters behind parapets send water indoors when they block. Where we can see them safely, we check the linings and outlets.
