Flat roof surveys for Wolverton Common homes and businesses

Do you need a flat roof survey in Wolverton Common?

The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.

We are often asked to look at:

  • Splits, cracks and crazing
  • Pools of water lying on the roof
  • Outlets choked with leaves and silt
  • Blistering in felt or asphalt

Take an older house close to Church of St Catherine: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

What to expect from a roof survey

Flat roof survey in Wolverton Common: what you get

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so you know exactly what was covered. If you’ve noticed ponding water that doesn’t drain away and splits, cracks and crazing, a survey will tell you what’s going on, on upstands and outlets, felt flat roofs and GRP fibreglass alike.

Older buildings in small places like Wolverton Common may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Local flat roofs in Wolverton Common

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Anyone responsible for a site like The Hurst School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Landlords with a home close to Midgham station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What happens if roof problems are left?

Caught early, a split or open seam in a flat roof is frequently a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you are dealing with. For older village homes like those around Wolverton Common, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Flat roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.

How the survey changes by roof type

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • A structural engineer’s assessment of the deck
  • Asbestos testing, which needs a specialist asbestos surveyor
  • What’s under the membrane without opening it up

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

What this survey covers

  • EPDM rubber
  • Mastic asphalt
  • Single-ply membranes
  • Upstands and outlets
  • GRP fibreglass
  • Felt flat roofs

The survey, step by step

After the inspection, everything we found is written up in a report with photos, sent to you by email. As for time on site, it typically takes between one and two hours at most homes, and about three to four hours for a commercial roof. Cottages and farmhouses around Wolverton Common often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

How to prepare

  • Tell us about any leaks, stains or damp patches you know of
  • Make sure we can get to the back of the property
  • Make sure the loft hatch can be reached

Advice

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
