Useful tips for Townsend property owners

Here are a few things we’d tell any owner:

  • Let us know about past leaks
  • Include dormers, porches and garages as you book
  • Check the roof from ground level after storms
  • File the report with your home documents

File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.

Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Make sure insulation does not block the airflow at the eaves.

Roof survey in Townsend

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, including VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, like moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. Common reasons to book are loose ridge or hip tiles and debris building up in roof valleys, across the roof space, natural slate and chimney stacks.

In a small place like Townsend, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Any of our surveys can be booked by landlords, agents and building managers in Townsend. For a price for a let property or a block, call 07833 053749 or send us an email.

Different roofs, different checks

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. If a specialist is needed, we will say so.

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • Commercial roofs and larger buildings
  • How big the roof is
  • The use of thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey

Roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

What we need to know

A little information up front helps. It helps to include:

  • Your postcode, so we can check access and travel
  • How the loft is reached, if there is one
  • Any deadline, such as an exchange date
  • Where any leaks, stains or damp patches show inside

Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Roof surveys in Townsend: local notes

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. With The Vyne about 4.7 miles east, Townsend sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

If you let a flat or house near Midgham station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as The Hurst School, a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as Church of St Catherine are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Townsend is about 3 miles south-west of Tadley, in Hampshire. Townsend gets the same service as everywhere else we work: a close look at whatever is safely visible, photos and a clear written report. We cover towns and villages across Hampshire. There’s also a page for Reading.

When you need someone else

It’s useful to know what a survey will not do before booking:

  • Walls, floors and services below the roof
  • Defects hidden under coverings or inside walls without opening up
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. What our survey covers.

Questions from Townsend

Do you survey roofs for landlords with property near Midgham station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.

How do I find out if my home in Townsend is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you look in the roof space?

Normally, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Will the report say how many years my roof has left?

Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

How much does a roof survey cost in Townsend?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll plan the survey around it.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely. Most surveys take an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Townsend frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. We email a report with photographs and recommendations.

Preparing for the visit

  • Let us know where we can park nearby
  • Leave a clear route to the loft
  • Keep pets out of the way during the survey
