How electronic leak detection works in Lower Green
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current that passes through the membrane only where there’s a breach. That lets us locate holes that are too small to see, so your roofer can repair them. You get a written report with photos of each breach found. We survey single-ply roofs, commercial flat roofs and roof terraces and balconies, and the problems we are asked to look at most are stains far from any visible defect and breaches around outlets and penetrations.
Flat roofs on exposed homes in small places like Lower Green take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

Questions from Lower Green
How do I find out if my home in Lower Green is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is Lower Green in the area you cover?
We do. The survey and report are the same in Lower Green as anywhere else.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Can you survey at the weekend?
Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or send us an email.
Do you use low-voltage or high-voltage testing?
It depends on the membrane and the build-up. Low-voltage testing normally needs a wet surface and high-voltage methods need the membrane dry and exposed.
Does ELD include fixing the breach?
No, our part is finding the breaches. The report gives your roofer the locations.
How fast do I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
How we price electronic leak detection
We confirm the price for your survey before you book. These are the things that affect it:
- Height and safe access
- Chimneys, valleys, parapets and other details
- Whether it is a home or a commercial building
- The use of thermal imaging or a drone

Booking your survey
A little information up front helps. Please include:
- Any stains, drips or damp patches you’ve seen indoors
- What made you get in touch
- The style of property, from a terrace to a block
- Pictures from the garden or a window, if you have them
For a price for electronic leak detection in Lower Green, phone 07833 053749 or drop us an email. Some details about the property and the roof help us price the survey accurately.
For landlords and managing agents
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.
Why act early in Lower Green
Leaks left running can wet the insulation and deck. Finding the breach sooner limits that. In a place like Lower Green, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

The survey, step by step
Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. As for time on site, most surveys take a time that depends on the roof’s area and construction, which we’ll explain when we quote. Somewhere like Lower Green needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We ask about the roof, its age, its membrane and where leaks appear inside.
- We confirm whether the roof is suitable for electronic testing.
- We pick the low-voltage or high-voltage method that suits the roof.
- Testing runs across the roof to locate breaches in the membrane.
- The breaches are recorded with photographs in a report for your roofer.
Before we arrive
- Point out any leaks or damp patches
- Gather any invoices or paperwork from past roof work
- Keep pets in another room

What we look for on each type of roof
EPDM rubber roofs
EPDM is a long-lasting flat roof membrane, but can still be punctured.
Green and ballasted roofs
Roofs with planting or ballast hide the membrane. Some methods can work through these layers but it depends on the layers.
Flat and commercial roofs around Lower Green
An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
For landlords with property near Liss station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If your house is among the older ones in the streets near Church of St Peter and St Paul, the flat roofs on later extensions tend to wear out long before the main roof.
