Electronic leak detection in Steep, Hampshire
Electronic leak detection across Steep, backed by more than 20 years’ experience. Every survey ends with a written report and photographs.
- Leaking laps in the waterproofing
- New membranes needing a check before handover
- Damage from equipment installers
How the survey works
We’ll ask a few questions first, like when any problem began and what work has been done before. The inspection then takes a time that depends on the size of the roof and how it’s built, and we’ll give you a guide when quoting. In a hamlet or village like Steep, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We agree the area to be tested.
- The surface is prepared for the chosen method.
- Testing runs across the agreed area.
- We mark the breach locations in our records.
- The report is sent for your roofer to act on.
Before we arrive
- Note where any stains or damp appear
- Keep pets inside or away from the areas we are looking at
- Agree roof access with the managing agent if it’s shared

How electronic leak detection works in Steep
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye so your roofer knows exactly where to repair. The results come in a report with photos. We’re often asked to look into a flat roof leak that can’t be traced and gaps at membrane joints, on flat roof membranes, roof terraces and balconies and green roofs.
Somewhere as small as Steep, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
What you get is a clear record of the flat roof membrane on the day we saw it. That makes it useful now and a handy reference later.

What electronic leak detection looks like in Steep
Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
For landlords with property near Petersfield station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Anyone responsible for a site like Steep Church of England Voluntary Controlled Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
Steep is about 1 mile north of Petersfield, in Hampshire. In Steep, as across Hampshire, every roof gets the same careful survey. Our area takes in places right across Hampshire. Our Portsmouth page covers surveys nearby.

What this survey can’t tell you
Some things can’t be seen without opening up the roof, so a survey has limits:
- Areas we can’t reach or that can’t be tested
- Some conductive membranes
- Carrying out the repair work

Signs you need electronic leak detection in Steep
Joints and laps in a membrane can fail over time. Small openings at laps can leak for months before it shows.
These are some of the problems a survey can pick up:
- Water coming in under a flat roof
- Failed seams and laps
- New roofs to check before paving or planting
- Holes left by work on the roof
If you live in an older home near Church of All Saints, the joins between later flat roofs and the old walls are where problems normally start.
What to check before booking
- Their drone registration, if they fly one
- How soon the report will arrive
- Is there a chance to talk the report through?
- Will the report include photos?
Steep questions
Will you come out to Steep?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you carry out roof surveys in Steep?
Yes, Steep is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Do you look in the roof space?
Normally, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
How soon will I get the report?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know as you book.
Does someone need to be in?
That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details when booking.
Does ELD include fixing the breach?
No, the test finds the breaches and your roofer repairs them. The report gives your roofer the locations.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
Rented homes, blocks and businesses
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.
Leave it or get it looked at?
Patching where you think the leak is frequently misses it. Testing shows where the membrane is actually breached. Older cottages and farmhouses around Steep can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

What we look for on each type of roof
Bituminous membranes
Many flat roofs use bitumen-based membranes. Whether ELD suits them depends on the build-up.
Single-ply membranes
Punctures from foot traffic and equipment are common on single-ply roofs. Testing helps find them.
