Pre-purchase roof surveys for homes and businesses in Steep
Book after your offer is accepted and before exchange. At that point you can still ask questions, while you’re not yet committed. We survey on weekdays, Saturdays and Sundays, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. Typical surveys look at cracked flaunching or crumbling chimney pointing and signs of past leaks inside the loft, across clay and concrete tiles, natural slate and the roof space.
Somewhere as small as Steep, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Pre-purchase roof surveys in Steep: local notes
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.
If you own a rental within reach of Petersfield station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. For an older house near a landmark such as Church of All Saints, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Steep is about 1 mile north of Petersfield, in Hampshire. We visit Steep as part of our work across Hampshire, for homes and businesses alike. Our area takes in places right across Hampshire. Our Portsmouth page covers surveys nearby.

What happens on the day
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes an hour or two for most houses, or half a day or so for a commercial building. Older rural homes like those around Steep can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- You book once your offer is accepted and tell us the address and your timetable.
- We agree a time and how we will get in, including the loft.
- We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.

Advice
Steep questions
Do you carry out roof surveys in Steep?
Yes. Our area covers London and South East England, and Steep is part of that. You can call 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.
Is Steep within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is this the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof only, and it is not a RICS home survey. It works alongside a home survey.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
How do I book a survey in Steep?
Simply call 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
Will you climb onto the roof?
Only where it’s safe to do so. Much of the inspection is done from the ground, from windows and from the roof space. The Premium Survey adds a drone inspection where it applies.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Landlords, agents and block managers in Steep
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Watch for stains or fresh paint on ceilings below the roof
- Give your solicitor a copy of the report
- Ask when the roof was last worked on
- Don’t leave it until just before exchange
It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it.
Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.
Can I check my roof myself?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
What we look for on each type of roof
Chimney stacks
Our chimney check is a visual one, and it is not a flue or gas safety check. If a flue needs testing, we will suggest who to ask.
Gutters and parapets
Gutters, downpipes and outlets carry water away from walls. We check for blockages, leaking joints and sagging runs.
What a survey costs
What a survey costs depends on the time and equipment it needs. That comes down to:
- Whether you choose the Basic, Standard or Premium Survey
- The type of building, from a house to a block or an office
- How tall the building is and how easy the roof is to see
- The roof’s overall size
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.
