Roof survey in Steep

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey natural slate, flat roofs and chimney stacks, and common reasons people get in touch are condensation or damp timbers in the loft and slipped, cracked or missing slates and tiles.

Somewhere as small as Steep, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. For a village or hamlet like Steep, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. You tell us about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • Make sure we can get to the back of the property
  • Clear the way to the loft hatch

For landlords and managing agents

We survey roofs for letting agents and landlords as well as householders. A report with photographs gives you a clear record of the roof, which helps you plan work between tenancies.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us.

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Honest limits

We only report what can safely be seen on the day, so there are some things a survey cannot cover:

  • What’s under the slates, tiles or felt
  • Whether the roof structure meets design loads
  • How the roof will behave in every kind of weather

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey before you book. What our survey covers.

  • Lead flashings
  • Ridges, hips and valleys
  • Natural slate
  • Clay and concrete tiles
  • Flat roofs
  • Chimney stacks

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Keep the report with your property records
  • Mention any damp patches when you book
  • Check we can open the loft hatch
  • Take photos of any leaks as they happen

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

Steep homes and their roofs

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

If you own a rental within reach of Petersfield station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Steep Church of England Voluntary Controlled Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Steep is about 1 mile north of Petersfield, in Hampshire. Anywhere in Steep, we can come and survey your property. Our Hampshire coverage includes Steep. Portsmouth is in our area too.

Steep: your questions answered

Do you cover smaller places like Steep?

Yes. Steep is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

I let a flat near Petersfield station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

How do I book a survey in Steep?

To book, ring 07833 053749 or send us an email and tell us the address and what you’d like to know. We will confirm the price and find a day that suits.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.
