About our roof survey in Stroud

Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We survey lead flashings, the roof space and ridges, hips and valleys, and the problems we’re asked to look at most are condensation or damp timbers in the loft and slates or tiles that have slipped or broken.

In a village or hamlet like Stroud, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What a roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Whether the roof structure meets design loads
  • An exact number of years the roof has left
  • Asbestos testing of any kind

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. What a survey covers and doesn’t.

What a roof survey looks like in Stroud

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

For landlords with property near Petersfield station, a roof report helps you deal with small faults before they turn into a call from a tenant. If yours is one of the older homes in the streets near Stroud Mission Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Anyone responsible for a site like Langrish Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Stroud is about 2 miles west of Petersfield, in Hampshire. Stroud is part of the area we cover and the surrounding area as part of our work across London and South East England. Stroud is one of the places in Hampshire we cover. You can also see our page for Portsmouth.

We also cover the places around Stroud: Langrish (1 mile west), Petersfield (2 miles east), Froxfield Green (2 miles north-west), Steep (2 miles north-east) and High Cross (2 miles north). We also work in nearby towns such as Winchester (15 miles west), Havant (10 miles south), Fareham (15 miles south-west), Horndean (7 miles south), Alton (10 miles north) and Waterlooville (9 miles south).

How we price roof surveys

Prices always include VAT. The things that change the price are:

  • The roof’s overall size
  • The number of roofs, including extensions and garages
  • Features like valleys, chimneys, dormers and parapets
  • Any need for thermal images or a drone flight

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What to tell us when you get in touch

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • Anything about access we should know
  • The reason for the survey, such as buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them

If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

Questions from Stroud

Is my home in Stroud listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

I let a flat near Petersfield station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, such as serious sagging, we will say so. We don’t provide structural calculations.

Will you fly a drone over my roof?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How long does a roof survey take?

On site, it typically takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. Report times depend on the package.

Do you give a life expectancy for the roof?

We do not give a number of years. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

Do you look in the loft space?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It usually takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Somewhere like Stroud needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe viewpoint outside.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a photo-illustrated written report and recommendations.

How to prepare

  • Leave side gates unlocked
  • Mention any parking restrictions on your street
  • For flats, check roof access has been agreed

How to book

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or email us.

What happens if roof problems are left?

Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. In a small place like Stroud, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Why us?

  • Photographs and a written report every time
  • Prices that include VAT
  • Weekday and weekend surveys
  • An independent look at the roof

Different roofs, different checks

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded.

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.
