Independent roof surveys in Langrish

Roof survey in Langrish: what you get

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof normally wears out sooner than a pitched one. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed loose chimney pots and gaps in the roof where coverings have gone, a survey will tell you what’s going on.

Some older homes in villages like Langrish are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How the survey works

Once we’ve finished looking, we write up our findings as a written report with photographs, emailed to you. As for time on site, most surveys take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Langrish often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Advice

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Tips from our surveys

You do not need to be a roofer to help. Here’s what helps most:

  • File the report with your home documents
  • Clear the loft hatch area before we arrive
  • Stay off ladders and the roof
  • Look for debris in the garden after high winds

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that is not clear.

Don’t block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Check insulation does not block the airflow at the eaves.

Roof surveys around Langrish

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

For an older house near a landmark such as Church of St John the Evangelist, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Petersfield station, the gap between tenancies is a good time to have the roof looked at.

Why act early in Langrish

A small roof defect typically gets bigger. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right. For an older or listed building in a place like Langrish, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Prices quoted always include VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Common roof problems in Langrish

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.

Most people get in touch when they’ve noticed one of these:

  • Valley linings that have cracked or split
  • Water stains on rafters and ceiling joists
  • Slates or tiles that have slipped or broken
  • Cracked or blistered flat roof coverings

Take a building like Langrish Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Langrish questions

Will you come out to Langrish?

Yes, Langrish is on our map. Villages and rural addresses get the same survey as a town house.

Do you survey roofs for landlords with property near Petersfield station?

Yes, landlords and letting agents book with us as well as owners. You can ring 07833 053749 or drop us an email with the address and some details.

How long will you be at the property?

On site, it typically takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Report times depend on the package.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and does not include calculations.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

Can you survey in bad weather?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

Do you survey on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.

What affects the cost of roof surveys

To price your survey, we check:

  • Building height and the viewpoints available
  • If the survey needs thermal imaging or a drone
  • The size of the roof
  • Basic, Standard or Premium

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What to tell us when you get in touch

You do not need to know any roofing terms. Just let us know:

  • Whether there is a loft hatch, a shared roof or tricky access
  • What’s prompted the survey
  • Any marks or damp showing indoors
  • Your postcode, so we can check access and travel

Photos help, if you have them. Pictures from ground level or a window are fine. To get started, ring 07833 053749 or email us.
