Pre-purchase roof surveys for homes and businesses in Sheet

Book after your offer is accepted and before exchange. That’s when the findings are most useful, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We survey natural slate, gutters and downpipes and clay and concrete tiles, and the problems we’re asked to look at most are bitumen or mortar used in place of proper repairs and blistered or split felt on a flat roof.

Older buildings in small places like Sheet may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

Pre-purchase roof surveys around Sheet

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. The wider area around Sheet has a long history of building, with Uppark about 4.5 miles south. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Petersfield station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. The streets around a church such as Church of St Mary Magdalene are frequently among the oldest in a place, and if your home is one of the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

Sheet is about 1 mile north-east of Petersfield, in Hampshire. We provide pre-purchase roof surveys for householders, landlords and businesses in Sheet. Sheet is one of the places in Hampshire we cover. For surveys nearby, see our Portsmouth page.

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes about one to two hours for a house, with bigger or more complicated roofs taking longer. Somewhere as small as Sheet, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed ahead of time.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a report with photos and recommendations before you exchange.

What a survey costs

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • The shape of the roof and its details
  • Whether it’s a home or a commercial building
  • Extensions, dormers and garages with roofs of their own

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

What we need to know

You do not need to know any roofing terms. It’s enough to let us know:

  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode
  • Anything about access we should know
  • Any deadline, like an exchange date

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or send us an email.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Faults hidden behind ceilings, boards or coverings
  • The condition of the rest of the house (that is a RICS home survey)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Chimney stacks
  • Gutters and downpipes
  • Natural slate
  • The roof space

Should I look at the roof myself first?

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Different roofs, different checks

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.

Gutters and parapets

Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted.

Sheet questions

Is Sheet within the area you cover?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is my home in Sheet listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

When is the best time to have the roof checked when buying?

The sooner after your offer is accepted, the better. You need the report before you exchange, because after that the roof is yours to deal with.

Do you need access inside the house?

Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.

Can you survey in bad weather?

Light rain is typically fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.
