Roof by roof

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.

Flat roof surveys for homes and businesses in Sheet

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. We survey single-ply membranes, upstands and outlets and GRP fibreglass, and common reasons people get in touch are standing water left after rain and signs of deflection in the roof deck.

In a village or hamlet like Sheet, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Signs you need a flat roof survey in Sheet

The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.

A survey can pick up problems such as:

  • Signs of deflection in the roof deck
  • Outlets choked with leaves and silt
  • Upstands pulling away from walls
  • Edge trims that have lifted or split

Take an older house close to Church of St Mary Magdalene: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

What to check before booking

  • Will the report include photos?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What happens after the report arrives
  • Are they insured for the work?

What a roof survey includes

Prices for flat roof surveys in Sheet

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The height of the building and how the roof can safely be seen
  • Commercial roofs and larger buildings
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether thermal imaging or a drone is needed

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before you book.

Helping us price your survey

Here’s what helps us most when you contact us:

  • The property’s address and postcode
  • The kind of building and roof involved
  • Any stains, drips or damp patches you’ve seen indoors
  • Your timetable, such as an exchange date

Not sure which survey you need? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

How the survey works

After the inspection, everything we found is written up as a written report with photos, emailed to you. As for time on site, it normally takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Sheet can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • Check the loft hatch can be reached
  • Jot down any questions you want answered
  • Note where any stains or damp appear

Advice

What a flat roof survey looks like in Sheet

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. With Uppark about 4.5 miles south, Sheet sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Sheet Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Landlords with a home close to Petersfield station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Sheet is about 1 mile north-east of Petersfield, in Hampshire. Bookings from Sheet are handled just like any other: a call or an email, a price, then a date. Our Hampshire coverage includes Sheet. We also survey roofs in Portsmouth.

Why it’s worth a survey now in Sheet

Ponding seldom gets better on its own. Most often it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Finding the cause now keeps more options open. Around Sheet, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Flat roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

Your questions about flat roof surveys in Sheet

Do you carry out roof surveys in Sheet?

Yes. We work right across London and the South East, and Sheet is part of that. You can call 07833 053749 or use the contact form with the address and some details, and we’ll talk through which survey suits.

Do you cover smaller places like Sheet?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do you check flat roofs for asbestos?

We do not test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

Should I worry about standing water on my flat roof?

Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.
