FAQs for Steep

Do you cover Steep?

Yes. Our area covers London and the South East, and Steep is part of that. Just call 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.

Is Steep within the area you cover?

Yes. Steep is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.

What types of flat roof do you survey?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you do not know what your roof is, we will identify it on the day.

Can you tell me how long my flat roof will last?

There is no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

Can you find where water is getting through my flat roof?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause cannot be seen, we’ll say so and suggest what would help.

What will the report tell me?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

Flat roof survey in Steep

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you’re worried about ponding water that doesn’t drain away and splits and cracks in the covering, we can find out what’s behind it.

Somewhere as small as Steep, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What we do, step by step

The aim of the visit is simple: to see as much of the flat roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It normally takes an hour or two for a house; commercial roofs usually need 3–4 hours. Somewhere like Steep needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photos and recommendations and emailed to you.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Watch the ceilings below the flat roof for stains
  • Plan a survey before the covering reaches the end of its usual life
  • Keep records of when the roof was laid and what work has been done
  • Ask contractors to protect the roof if they work on it

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Common roof problems in Steep

Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. People usually call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

Most people get in touch when they’ve noticed one of these:

  • Failed upstands where the roof meets a wall
  • Loose or cracked edge trims
  • Raised blisters across the surface
  • Outlets choked with leaves and silt

Take an older house close to Church of All Saints: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What to check before booking

  • How soon the report will arrive
  • Will they check the loft as well as the outside?
  • Are they insured for the work?
  • What happens after the report arrives

What a roof survey includes

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • What’s under the membrane without opening it up
  • An exact number of years the roof has left
  • Testing older roof sheets for asbestos

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

Local flat roofs in Steep

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

For site and facilities teams at buildings like Steep Church of England Voluntary Controlled Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Petersfield station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Steep is about 1 mile north of Petersfield, in Hampshire. Whether the building in Steep is a house, a flat or a commercial unit, we can survey the roof. Steep is one of the towns and villages in Hampshire where we work. For surveys nearby, see our Portsmouth page.

We also work in nearby towns such as Havant (11 miles south), Horndean (9 miles south), Alton (9 miles north), Waterlooville (11 miles south), Purbrook (12 miles south) and Bordon (7 miles north-east).

Different roofs, different checks

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.
