What a thermal roof survey looks like in Steep

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help.

Anyone responsible for a site like Steep Church of England Voluntary Controlled Primary School will know that thermal images can show where wet insulation sits under a big flat roof. If you live in an older home near Church of All Saints, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Thermal roof surveys for homes and businesses in Steep

Thermal imaging works best in the right conditions. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast as you book, and our report notes the conditions and how they affected what we saw. If you’ve noticed stains that keep coming back and areas of a flat roof that may hold water, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Steep are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The report records the roof as we found it on the day. It’s useful right away, and a good reference for later, for example when you want to check whether anything has changed.

What happens if roof problems are left?

Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. For older village homes like those around Steep, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

To find out what your survey will cost, call 07833 053749 or drop us an email and let us know about the roof. The price is agreed before a date is set.

Why us?

  • Prices that include VAT
  • An independent look at the roof
  • Drone flown under a CAA Flyer ID and Operator ID

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

How the survey changes by roof type

Pitched slate and tile roofs

On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We combine the images with an inspection from the loft where there is safe access.

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. A careful visual inspection goes alongside the images.

Tips that help

These tips come from what we see on roofs every week:

  • Check the loft can be reached safely
  • Heat the home normally on the days before
  • Use the report as a baseline for later checks
  • Check outlets after heavy rain

We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.

Make sure loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.

How it works

We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours at most homes, or half a day or so for a commercial building. In a small place like Steep, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We check the roof from the ground, from windows and from the roof itself where it’s safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Preparing for the visit

  • Tell us about parking before the day
  • Clear the way to the loft hatch
  • Buyers: confirm access with the estate agent or seller

How to book

Photos help, if you have them. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or email us.

Advice

Questions from Steep

Do you carry out roof surveys in Steep?

Yes, Steep is one of the places we work. The survey and report are the same in Steep as anywhere else.

How do I find out if my home in Steep is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

How do I arrange a thermal roof survey in Steep?

Just ring 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

What will the report tell me?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

When you need someone else

It is a careful look at the roof, not the whole story. The main limits are:

  • Insulation values or heat loss calculations
  • Proving moisture from the images alone
  • What’s inside walls or under coverings, without opening up

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.
