Thermal roof survey in Steep Marsh

Thermal imaging works best in the right conditions. It’s useful to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. Typical surveys look at leaks far from where the stain appears and wet areas near outlets and upstands, on flat roofs, insulated roof spaces and ceilings below the roof.

Villages like Steep Marsh often stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Reliable images in rain, strong wind or on a wet roof surface
  • Confirming water without moisture readings
  • Hidden layers that need to be opened up to check

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. The full list of what we check.

Steep Marsh questions

Will you come out to Steep Marsh?

We do. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in Steep Marsh?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

How quickly is the report sent?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. We check the parts we’re given access to, and the report makes that clear.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take roughly 1–2 hours at a typical home, or half a day or so for a commercial building. Rural addresses near Steep Marsh can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. The report sets out the images, what they suggest and what we recommend.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Have keys ready for side gates, garages or roof access doors
  • Show us where any leaks or stains appear

Advice

Leave it or get it looked at?

Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. Outbuildings and barns around Steep Marsh are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Photograph damp patches with the date
  • File the images with your roof records
  • Ask us about the forecast if rain is expected
  • Make sure the loft can be reached safely

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Consider a repeat survey after major work on the roof, when the conditions are suitable.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Letting agents and landlords in Steep Marsh book surveys as well as homeowners. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

Drones, thermal imaging and Steep Marsh roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Steep or complicated roofs are frequently hard to see from ground level, which is where photos from the air and thermal images help.

If you own one of the older houses in the streets near Church of All Saints, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. For site and facilities teams at buildings such as Steep Church of England Voluntary Controlled Primary School, a view from above covers a wide roof far faster than walking it.
