Roof Leak Investigation in Steep
Roof leak investigations in Steep from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us across London and the South East.
- Water marks that spread in wet weather
- Condensation that looks like a leak
- Leaks that appear only in driving rain
How the survey works
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes between one and two hours, more where the leak is intermittent or the roof is large. Rural addresses near Steep can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You get in touch with details of the leak and any photos.
- We check the stain, the ceiling and the loft above it.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- We use moisture detection, and thermal imaging where it’s useful.
- We email a report with photographs, the likely entry point and recommendations.
Before we arrive
- For a flat or shared roof, check access with whoever owns or manages the building
- Leave a clear route to the loft
- Tell us about any leaks, stains or damp patches you know of

Advice
How a roof leak investigation works in Steep
Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and follow the evidence. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it’s safe to see it. We survey lead flashings, slate and tile slopes and the roof space, and the problems we are asked to look at most are damp walls below an overflowing gutter and drips from nail tips in a cold loft.
Somewhere as small as Steep, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.
Where we can’t see part of the leaking roof, the report says so. That way, it’s clear what was covered and what wasn’t.

Before and after the survey
Small things make a difference. Some pointers:
- Put a bucket under the drip and move valuables
- Don’t touch fittings that water is reaching
- Do not climb onto the roof to look
- Mention any plumbing above the damp area
Once the work is done, hold on to the report. If water appears again, it shows what was found before.
After a downpour, look in the loft space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.

What a roof leak investigation doesn’t cover
Before you book, it is worth knowing what a survey will not do:
- What’s under the covering or behind the plaster
- Leaks from plumbing, tanks or pipework rather than the roof
- Whether rotten timbers meet design loads
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What our survey covers.

Steep: your questions answered
Do you cover smaller places like Steep?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you cover Steep?
Yes. We work right across London and South East England, and Steep is part of that. You can phone 07833 053749 or send us an email with the address and a few details.
Do I need to be at home?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.
Can you survey at the weekend?
We carry out surveys on any day of the week. To arrange a date, call 07833 053749 or use the contact form.
Will I get photos?
Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Could my leak actually be condensation?
It is a common question. Leaks tend to follow wet weather and show in one place, while condensation is frequently widespread and worst on cold days. The report explains which it looks like and what to do.
Is the repair included in the leak investigation?
Our job here is to trace the leak and explain it, and the repair is separate. With the report, a roofer knows exactly where to look.
Can I check my roof myself?
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
Roof leak investigations around Steep
A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these roof types has its own typical places for water to get in. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
Landlords with a home close to Petersfield station may find that tracing a leak quickly matters when a tenant is living with it. Anyone responsible for a site like Steep Church of England Voluntary Controlled Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you live in an older home near Church of All Saints, old mortar, worn lead and slipped slates are the usual suspects when water gets in.
Steep is about 1 mile north of Petersfield, in Hampshire. We carry out roof leak investigations for homes and businesses in Steep and the surrounding area. Our Hampshire coverage includes Steep. We also survey roofs in Portsmouth.

How we price roof leak investigations
The price reflects the time and kit the roof needs. The main factors are:
- The package you choose: Basic, Standard or Premium
- The height of the building and how the roof can be seen safely
- Any need for thermal images or a drone flight
- The size of the roof
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
What we need to know
The more you tell us, the easier it is to price the survey. When you get in touch, it’s useful to mention:
- Where the property is, with the postcode
- Anything about access we should know
- Why you want a survey: buying, a leak, a storm or new work
- Your timetable, such as an exchange date
