Roof leak investigation in Sheet
Our roof leak investigations cover Sheet and the wider South East. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a report with photos and recommendations. If it’s leaking right now, contain the water and keep it clear of electrics, and then call 07833 053749 or email us to arrange a visit. If you are worried about brown rings on upstairs ceilings and condensation that looks like a leak, a survey will tell you what’s going on.
Many homes in small places like Sheet face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.
Nothing in the report is left vague: if work is needed, the report says so clearly.

Should I look at the roof myself first?
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
What affects the price in Sheet
A few things affect what a survey costs:
- The size of the roof
- Whether you choose the Basic, Standard or Premium Survey
- Whether thermal imaging or a drone is needed
- The number of roofs, including extensions and garages
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
Booking your survey
We’ll normally ask about:
- Whether there’s a loft hatch, a shared roof or tricky access
- Where water is showing inside, if it is
- What kind of property and roof it is
- Pictures of the roof from a safe spot, if you have them
To book a survey, call 07833 053749 or email us with the address and what you’d like to know about the roof. You will know the price before anything is booked.
Questions from Sheet
Is Sheet in the area you cover?
We do. Every survey there gets the same written report with photographs.
Will you come out to Sheet?
Yes, Sheet is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
What happens after the survey?
The report arrives by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
Will you definitely find the leak?
Not always, and we’ll be honest about that. Some leaks hide well, especially those that need wind-driven rain. If we can’t be sure, the report ranks the possible sources.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Can you tell me if my roof has asbestos?
No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
How do I arrange a roof leak investigation in Sheet?
To arrange a survey, phone 07833 053749 or drop us an email and tell us the address and what you’d like to know. We’ll confirm the price and find a day that suits.

What a roof leak investigation looks like in Sheet
A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these roof types has its own typical places for water to get in. About 4.5 miles south lies Uppark, a reminder of how long the area around Sheet has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
For landlords with property near Petersfield station, a tenant living with a leak needs the cause found, not just the stain painted over. For site and facilities teams at buildings like Sheet Primary School, tracing a leak on a big roof starts with where the water appears and works back. Take an older house close to Church of St Mary Magdalene: old mortar, worn lead and slipped slates are the usual suspects when water gets in.
Sheet is about 1 mile north-east of Petersfield, in Hampshire. Houses, flats, blocks and commercial buildings in Sheet can all book roof leak investigations. Sheet is one of the places in Hampshire where we work. Our Portsmouth page covers surveys nearby.

Tips from our surveys
These tips come from what we see on roofs every week:
- Take dated photos of the leak
- Don’t climb onto the roof to look
- Protect furniture and flooring under the leak
- Do not touch fittings that water is reaching
Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.
Why act early in Sheet
Damp in a ceiling or loft can lead to mould. It is unpleasant, and it’s harder to deal with once established. Stopping the water is the first step. Where a roof is exposed, as many are in small places like Sheet, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What happens on the day
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two for most homes, though a hard-to-trace leak can take longer. In a hamlet or village like Sheet, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You pick a Basic, Standard or Premium Survey.
- A visit is booked for a weekday, Saturday or Sunday.
- The investigation works from the stain back to the roof.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- You get photos, the likely cause and clear recommendations.
Before we arrive
- Buyers: confirm access with the estate agent or seller
- Clear the way to the loft hatch
- Point out any leaks or damp patches

Lead flashings
Wherever a roof meets a wall or stack, a flashing keeps rain out. We check for lead that has lifted, split or slipped, and for flashings that have been patched with bitumen.
Slate and tile slopes
Cracked mortar lets ridge and hip tiles move. Water then gets in along the top of the roof.
