About our roof leak investigation in Purbrook
On older houses, leaks often start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. A central valley gutter on a butterfly roof frequently turns out to be the source in heavy rain. Parapet walls and their gutters are checked from wherever it’s safe. The findings are recorded with photos. Common reasons to book are damp walls below an overflowing gutter and stains around a skylight, on flat roof details, slate and tile slopes and valleys and parapet gutters.
Around a town like Purbrook, leaks come from older and newer roofs alike. On older roofs it is often slates, mortar and lead that has split or lifted; later homes can leak at valleys, verges and flat roofs over extensions. Knowing the cause tells you what to do next. It also tells you whether the problem is old wear or something more recent.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Can I check my roof myself?
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
How the survey works
We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. Parking in a town like Purbrook is normally simple, but let us know if there is a driveway or any restrictions. We check the roof from ground level and from windows, then from the loft where there’s safe access.
- You get in touch with details of the leak and any photos.
- The visit starts indoors, at the stain and in the loft.
- Outside, we check every likely route in.
- Moisture readings and thermal imaging are used where they help.
- Your report sets out where the water is most likely getting in, with photos and recommendations.

Advice
Rented homes, blocks and businesses
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the survey around it.
Landlords, agents and building managers in Purbrook and across Hampshire can book any of our surveys. To discuss a property or a block, ring 07833 053749 or email us.
When to book a survey in Purbrook
Valleys carry a lot of water. Worn lead, cracked linings or a build-up of leaves and moss can push water under the slates or tiles. The stain may appear well away from the valley itself.
People usually book a survey when they’ve noticed something like this:
- Leaks at a dormer or roof window
- Wet patches high on an inside wall
- Water that shows only in certain storms
- Drips in the loft during heavy rain
Take an older house close to Church of St John: water on an older roof tends to find its way in at the lead, the valleys or the chimney.
Choosing a roof surveyor
- What follow-up you get after the report
- Whether the loft is part of the inspection
- Whether any drone flown is registered with the CAA

Roof leak investigations in Purbrook: local notes
Purbrook lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, while salt slowly corrodes metal fixings and flashings. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the roof type helps narrow down where water may be getting in.
With Warblington Castle about 3.3 miles south-east, the area around Purbrook has a long history. Older roofs around here can leak at old repairs as readily as at original details. Take a building like Purbrook Junior School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Questions from Purbrook
How do I find out if my home in Purbrook is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Does being near the coast affect roofs in Purbrook?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows, and Purbrook is within about 2 miles of the coast.
How do I book a survey in Purbrook?
Just call 07833 053749 or email us. After a few questions, we confirm the price and fix a day.
Do you climb onto every roof?
Only where it is safe to do so. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Is it a leak or condensation?
The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We look at the pattern, take moisture readings and tell you which is more likely.
Why get it checked now?
Damp in a ceiling or loft can lead to mould. Once mould takes hold, it is harder to clear. Stopping the water is the first step. Around Purbrook, water from a roof defect often goes unseen for a while, soaking loft insulation, wall tops and timbers. By the time a stain appears on a ceiling, there is more to put right.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.

Different roofs, different checks
Chimney stacks
Our chimney check is a visual inspection of the stack, and it is not a flue or gas safety check.
Flat roof upstands and outlets
Upstands seal the edge of a flat roof where it meets a wall. A low or cracked upstand is a common way in.
