How a roof leak investigation works in Bedhampton

A leak that comes and goes can be the hardest to pin down. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Notes on when it leaks, and what the weather was doing, help us and so do photos. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. We survey chimney stacks, the roof space and slate and tile slopes, and the problems we are asked to look at most are damp underlay across a wide area and water coming in around a roof light or dormer.

In a smaller place like Bedhampton, some roofs face open ground, so wind and driving rain find any weakness in ridges, verges and flashings. If a leak shows only when the wind is in a certain direction, that is a useful clue. It is useful to know when and where the water appears. The gutters on the most exposed side can overflow too.

The report records the leaking roof as we found it on the day. It is useful right away, and a good reference for later.

What happens if roof problems are left?

Lingering damp encourages mould on ceilings and walls. Once mould takes hold, it’s harder to clear. Stopping the water is the first step. Around Bedhampton, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. It normally takes between one and two hours for most homes, though a hard-to-trace leak can take longer. Being in a smaller place like Bedhampton does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We check the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. We email a report with photos, the likely entry point and recommendations.

Preparing for the visit

  • Check the loft hatch can be reached
  • Check we can get to the back of the property
  • Agree roof access with the managing agent if it’s shared

Your questions about roof leak investigations in Bedhampton

Do roofs near the sea, like those around Bedhampton, take more of a battering?

It can do. Bedhampton is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is Bedhampton within the area you cover?

We do. A small place gets exactly the same survey as a big one.

How quickly is the report sent?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Do you take photos of the roof?

Yes. Photographs are part of every report, so you can see each point for yourself.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Is it a leak or condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.

What’s in the report?

You get our findings in writing, part by part, with photos. Points are put with the most urgent first where relevant.

Roof leak investigations around Bedhampton

Bedhampton is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, and salt air slowly wears metal fixings. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these roof types has its own typical places for water to get in.

If you live in an older home near St Nicholas Church, lead flashings, valleys and old chimneys are typical places for water to get in. With Warblington Castle about 1.7 miles south-east, the area around Bedhampton has a long history. Older roofs in the area may have lead flashings, valleys and gutters that have been patched many times.

Bedhampton is about 1 mile south-west of Havant, in Hampshire. We survey roofs in Bedhampton and the rest of Hampshire, as part of our work across London and South East England. Our area takes in places right across Hampshire, from the larger towns to small villages.

What a roof leak investigation doesn’t cover

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • The repair itself (the investigation finds and reports the cause)
  • An intermittent leak that shows no trace on the day
  • Water from pipes, tanks or heating systems

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

What we check

  • Flat roof details
  • Rooflights and dormers
  • Slate and tile slopes
  • The roof space
  • Valleys and parapet gutters
  • Lead flashings
  • Chimney stacks

How the survey changes by roof type

Valleys

Leaves and moss build up in valleys and hold water back. In heavy rain, it can spill under the edges of the slates or tiles.

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.

When to book a survey in Bedhampton

Chimneys can let water in by several routes. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. The damp may appear on a chimney breast, a ceiling or in the loft.

Look out for signs like these:

  • Water marks that spread in wet weather
  • Damp underlay across a wide area
  • Leaks below a flat extension roof
  • Wet patches high on an inside wall

Anyone responsible for a site like Bidbury Junior School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

Choosing a roof surveyor

  • What follow-up you get after the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Is VAT included in the price?
  • Will the report include photos?

What a good roof survey covers

What you can safely check yourself

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
