Gutter survey in Bedhampton
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. We survey fascias and soffits, outlets and hoppers and parapet and box gutters, and people most frequently book us about dripping or leaking gutter joints and gutters full of debris and silt.
Trees around homes in smaller places like Bedhampton drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

The survey, step by step
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. Most visits take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. A visit to Bedhampton is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Preparing for the visit
- Agree roof access with the managing agent if it is shared
- If you are buying, check with the agent that we can get in
- Keep pets inside or away from the areas we’re looking at

Tips from our surveys
Nothing here needs a ladder. A few suggestions:
- Book gutter clearing once a year, more often near trees
- Include valley, parapet and box gutters when clearing
- Keep climbers away from the eaves
- Watch ceilings under valley gutters for fresh marks
Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes. If it does not, tell whoever did the work.
Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you cannot check them from the street, so make sure they’re included in any clearing work.
What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
For landlords and managing agents
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.
With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or drop us an email with the addresses.

When to book a survey in Bedhampton
Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.
Signs worth acting on include:
- Cracked or loose downpipes
- Gutters that have fallen out of line
- Hoppers and outlets full of debris
- Leaks at the gutter joints
The streets around a church such as St Nicholas Church are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Questions to ask before you book
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Their report turnaround times
- Which viewpoints they use to see the roof
- What exactly goes into their report
Bedhampton homes and their roofs
Bedhampton is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Warblington Castle, about 1.7 miles south-east, is one of the historic houses in the wider area around Bedhampton. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Bedhampton station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Bidbury Junior School: a written record of a large roof helps plan work for the holidays rather than in term time.

Bedhampton: your questions answered
Can a landlord with a rental near Bedhampton station book a roof survey?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Do you cover smaller places like Bedhampton?
Yes, Bedhampton is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How do I book a survey in Bedhampton?
It’s easiest to ring 07833 053749 or email us. Let us know the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays and at weekends.
Will you look at parapet and box gutters as well?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and we will note that in the report.
How long will you be on site?
It usually takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. We will give you an idea as you book.
Are you structural engineers?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
Can a gutter survey explain damp on my walls?
We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so the report covers what can be seen.
