Gutter surveys for homes and businesses in Steep
Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We check them as far as they can safely be seen, from the ground, from windows, from the roof space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. Typical surveys look at brackets that have dropped or snapped and downpipes that are split or coming away, on outlets and hoppers, downpipes and valley gutters.
In a village or hamlet like Steep, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What we’re asked to look at in Steep
Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.
A survey can pick up problems like:
- Dripping or leaking gutter joints
- Valley or box gutters that overflow inside
- Soffits marked by water
- Blocked outlets and hoppers
For an older house near a landmark like Church of All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What happens on the day
Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, it typically takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Steep often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- You get a photo-illustrated written report and recommendations.
Before we arrive
- For a flat or shared roof, check access with the freeholder or managing agent
- Gather any invoices or paperwork from past roof work

Gutter surveys in Steep: local notes
Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
Landlords with a home close to Petersfield station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings such as Steep Church of England Voluntary Controlled Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What this survey cannot tell you

- Underground drains, which need a CCTV drain survey
- What’s behind fascias and inside walls
- Blockages deep inside downpipes

What affects the price in Steep
Prices vary from roof to roof, for these reasons:
- Roof area
- Features like valleys, chimneys, dormers and parapets
- The height of the building and how the roof can safely be seen
- If the survey needs thermal imaging or a drone
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
Helping us price your survey
You do not need to know any roofing terms. It’s enough to tell us:

- Any photos you have, taken from the ground or a window
- Any stains, drips or damp patches you’ve seen indoors
- Any deadline, such as an exchange date

Steep questions
Is Steep within the area you cover?
Yes, Steep is on our map. A small place gets exactly the same survey as a big one.
Can a landlord with a rental near Petersfield station book a roof survey?
Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
Will you fly a drone over my roof?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.
Will you check if gutters are causing damp inside?
Overflowing gutters frequently lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.
When does the report arrive?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.
Do you climb onto every roof?
Only if it’s safe. We check everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.
How the survey changes by roof type
Box and secret gutters
A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. The report records what could and couldn’t be seen.
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip, and brackets can sag under load.
Leave it or get it looked at?
Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now normally keeps the fix smaller. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
