Why act early in Sheet

Our report is a dated record of what we found, useful when you’re planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. In a small place like Sheet, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Gutter survey in Sheet

Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We are often asked to look into cracked or loose downpipes and gutters overflowing in heavy rain, on eaves gutters, downpipes and valley gutters.

Some older homes in villages like Sheet are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Useful tips for Sheet property owners

Over many surveys, some simple habits stand out:

  • Check that downpipes are firmly fixed to the wall
  • Watch ceilings under valley gutters for fresh marks
  • Check for spilling water in a downpour
  • Have overhanging branches cut back

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they normally grow, and the water they spill can damage walls and timber.

Different roofs, different checks

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It’s inspected as far as safe access allows.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Roofs, chimneys and gutters in Sheet

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Sheet has a long history of building, with Uppark about 4.5 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Church of St Mary Magdalene, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Sheet Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Petersfield station, the gap between tenancies is a good time to have the roof looked at.

Sheet is about 1 mile north-east of Petersfield, in Hampshire. Sheet gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our area takes in places right across Hampshire, large and small. There’s also a page for Portsmouth.

Questions from Sheet

Does a conservation area affect roof work in Sheet?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can a landlord with a rental near Petersfield station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or email us with the address and what you need.

What’s the price of a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just phone 07833 053749 or send us an email for a price.

Do you check valley and parapet gutters?

Yes, as far as they can be seen safely. We use the ground, windows, the roof space and the roof where it’s safe, and by drone where it’s applicable.

What do I do with the report?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Rot or damp concealed behind fascias or inside walls
  • Confirming asbestos in older rainwater goods
  • Pipes below ground level

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Outlets and hoppers
  • Valley gutters
  • Fascias and soffits
  • Eaves gutters
  • Downpipes
  • Parapet and box gutters

How the survey works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Sheet can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • Keep pets inside or away from the areas we’re looking at
  • Make a note of anything you’d like us to look at

Arrange a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To send them or to book, call 07833 053749 or drop us an email.
