Why get it checked now?

Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed, which suits a rolling maintenance plan. In a place like Sheet, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

About our landlord roof survey in Sheet

Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait based on what can be seen. It does not include repair cost estimates but contractors can price from it. Anything urgent is made clear, so you can deal with it first and budget for the rest. We survey shared roofs, flat roofs on blocks and converted houses, and people most frequently book us about gutters overflowing onto walls and mortar falling from ridges and verges.

Older buildings in small places like Sheet may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

The survey, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours for a house, and about three to four hours for a commercial roof. Rural addresses near Sheet can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

What we can’t see

Sheet homes and their roofs

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Uppark, about 4.5 miles south, is one of the historic houses in the wider area around Sheet. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you own one of the older houses in the streets near Church of St Mary Magdalene, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Petersfield station, a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings such as Sheet Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Sheet is about 1 mile north-east of Petersfield, in Hampshire. Houses, flats, blocks and commercial buildings in Sheet can all book landlord roof surveys, with a written report and photographs every time. Across Hampshire, we cover Sheet and the places around it. Portsmouth is in our area too.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

FAQs for Sheet

Does a conservation area affect roof work in Sheet?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Sheet within the area you cover?

Yes. Sheet is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to.

Do you need access to all the flats?

Sometimes, yes. Where the loft or roof can only be reached through a home, we’ll need to go in, so residents need notice.

How much is a landlord roof survey?

Landlord roof survey starts from £150, including VAT. The price depends on the size of the building and the number of roofs. For a price, ring 07833 053749 or drop us an email.

How do I book a survey in Sheet?

It is easiest to ring 07833 053749 or send us an email. Let us know the address and a little about the roof, and we will point you to the right survey. We survey on any day of the week.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.
