Why act early in Sheet

A visual inspection can miss tiny holes. Electronic testing can find breaches you can’t see by eye, on suitable membranes. Around Sheet, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your roof before booking.

About our electronic leak detection in Sheet

ELD finds breaches in the membrane, not every cause of water getting in. Water coming through walls, copings, rooflights or plumbing will not show on the test. We will tell you if we think the leak is coming from somewhere else. The test shows breaches in the membrane, not water coming through masonry or around frames. Our report keeps that distinction clear. You will also know what to check next. We’re often asked to look into leaks showing away from the breach and breaches around outlets and penetrations, across single-ply roofs, roof terraces and balconies and liquid-applied waterproofing.

Some older homes in villages like Sheet are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or drop us an email with the addresses.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

What happens on the day

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes more time on a big roof than a small one, with the construction of the roof playing a part too. In a hamlet or village like Sheet, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Flat roofs in Sheet

With Uppark about 4.5 miles south, Sheet sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For landlords with property near Petersfield station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Anyone responsible for a site like Sheet Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Sheet is about 1 mile north-east of Petersfield, in Hampshire. We carry out electronic leak detection in Sheet for houses, flats, blocks and commercial buildings, with a written report and photographs every time. Our Hampshire coverage includes Sheet. For surveys nearby, see our Portsmouth page.

Liquid-applied waterproofing

Liquid-applied coatings form a seamless layer but holes and thin areas can occur. Suitability for ELD depends on the system.

Green and ballasted roofs

Parts of the covering may have to come up. We discuss this before quoting.

Common questions in Sheet

Is my home in Sheet listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Sheet?

Yes, Sheet is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Will you fly a drone over my roof?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Can you test a green or ballasted roof?

In some cases. It depends on the build-up and the layers above the membrane, and some may need lifting. We will discuss it before we quote.

What is electronic leak detection?

It uses an electrical current to find breaches in a flat roof membrane. A breach lets the current through, which shows us where the hole is.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

When to book a survey in Sheet

If a flat roof keeps leaking after patching, the hole may be elsewhere. Electronic testing helps pinpoint it.

Problems we come across often include:

  • Leaks showing away from the breach
  • New membranes needing a check before handover
  • Breaches around outlets and penetrations
  • Breaches hidden under paving or planting

The streets around a church like Church of St Mary Magdalene are often among the oldest in a place, and if your house is among the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking.

Before you book any roof surveyor

  • Whether any drone flown is registered with the CAA
  • Is there a chance to talk the report through?
  • How long the report takes to arrive
  • Which limits apply to the survey

What’s in a roof survey

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Roofs whose membrane or build-up isn’t suitable
  • Carrying out the repair work
  • Leaks from walls, copings or rooflights

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. What our survey covers.
