Landlord roof survey in Stroud
A landlord roof survey shows you the state of a roof, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey rented houses, flat roofs on blocks and shared roofs, and the problems we’re asked to look at most are damaged party-wall upstands or parapets and gaps where tiles or slates have slipped.
In a small place like Stroud, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
Landlord roof surveys in Stroud: local notes
England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
If you own a rental within reach of Petersfield station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Langrish Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Landlord and commercial surveys in Stroud
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.
Do you need a landlord roof survey in Stroud?
A tenant reporting damp or a stained ceiling is a common reason to book. The survey helps show whether the roof, gutters or flashings are involved, as far as can be seen.
Signs worth acting on include:
- Gaps where tiles or slates have slipped
- Damaged pots and flaunching
- Damaged party-wall upstands or parapets
- Leaks into upper flats
Take an older house close to Stroud Mission Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.
What to check before booking
- Whether the price includes VAT
- Which limits apply to the survey
- Whether the inside of the roof is included
- Whether any drone flown is registered with the CAA
What we do, step by step
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about one to two hours for a house, and longer for a block or a building with several roofs. Rural addresses near Stroud can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First, we confirm the scope and the purpose of the report.
- Access to flats and the loft space is arranged by you or your agent.
- We inspect each roof as far as it can be seen safely.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
Before we arrive
- Mention any parking restrictions on your street
- Point out any leaks or damp patches
- Have keys ready for side gates, garages or roof access doors
Booking a survey
A quick phone call is usually the easiest start: phone 07833 053749 or send us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Your questions about landlord roof surveys in Stroud
Do you cover smaller places like Stroud?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Does a conservation area affect roof work in Stroud?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.
What does a block roof survey cost?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Larger buildings are priced to suit. Just ring 07833 053749 or use the contact form for a price.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
Who usually books a landlord or block roof survey?
We work for landlords, letting agents, managing agents and freeholders along with residents’ and RTM management companies. Owners in a shared building book it too.
Do you use drones?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Why get it checked now?
Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed which helps with rolling maintenance. Outbuildings and barns around Stroud are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
