Langrish Landlord Roof Survey
We take a careful look at the let or shared roof at your property in Langrish, and put it all in a written report with photos.
- Failed flashings at walls and chimneys
- Standing water on a flat roof
- Cracked or leaning shared chimneys
How a landlord roof survey works in Langrish
Our landlord and block roof surveys cover Langrish and the rest of London and the South East. Time on site usually takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Everything is inspected as far as it can be seen safely, and by drone where it is applicable. You then get a written report with photos. If you’ve noticed worn ridges, hips and verges and flashings that have come away, we can find out what’s behind it, on rented houses, shared roofs and flat roofs on blocks alike.
Older buildings in small places like Langrish may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Questions from Langrish
Can a landlord with a rental near Petersfield station book a roof survey?
Yes, landlords and letting agents book with us as well as owners. Just ring 07833 053749 or send us an email and let us know about the building.
Do you cover smaller places like Langrish?
Yes, Langrish is on our map. Villages and rural addresses get the same survey as a town house.
Can you inspect my roof with a drone?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Will you inspect a roof that several owners share?
Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.

What we are asked to look at in Langrish
A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.
Signs worth acting on include:
- Damaged pots and flaunching
- Ponding or splits on flat roofs
- Damaged party-wall upstands or parapets
- Worn ridges, hips and verges
Take a building like Langrish Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
What to check before booking
- Will they check the loft as well as the outside?
- Which viewpoints they use to see the roof
- Their track record with similar roofs
- Whether you can ask questions once you have the report
How it works
We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Rural addresses near Langrish can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- Each roof is looked at from safe vantage points and inside where possible.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
How to prepare
- Let us know where we can park nearby
- Have keys ready for side gates, garages or roof access doors
- Make sure the loft hatch can be reached

When you need someone else
We only report whatever is safely visible on the day, so there are some things a survey can’t cover:
- Asbestos testing of roof sheets or soffits
- Walls, floors and services beyond the roof
- Areas behind locked flats or blocked hatches
If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.
What we look at
- Converted houses
- Gutters and downpipes
- Blocks of flats
- Flat roofs on blocks
- Shared roofs
- Rented houses
Checking the roof from ground level
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Local roofs in Langrish
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
Landlords with a home close to Petersfield station may find that a dated record of the roof is useful when planning maintenance across a let. If your home is one of the older ones in the streets near Church of St John the Evangelist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What happens if roof problems are left?
Defects caught early can often be dealt with as planned work. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings, plus urgent call-outs. For older village homes like those around Langrish, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
