Thermal roof surveys for homes and businesses in Langrish

A thermal camera can help when the cause of damp isn’t obvious. Leaks often run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. The images are used alongside a visual inspection and moisture readings, so the findings don’t rely on the camera alone. If you are worried about patches of heat loss across the roof and ceilings that feel colder in places, we can find out what’s behind it, on insulated roof spaces, loft conversions and pitched roof slopes alike.

In a small place like Langrish, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How the survey works

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere as small as Langrish, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on any day of the week, which can make access easier.

Before and after the survey

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Check the loft can be reached safely
  • Photograph damp patches with the date
  • Talk to us about the weather when booking
  • Check outlets after heavy rain

If you are buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps frequently appear after work in the loft.

What you can safely check yourself

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Airspace, weather and Langrish roofs

Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Take an older house close to Church of St John the Evangelist: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from above or with a thermal imager helps.

How the survey changes by roof type

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.

Parapets, valleys and junctions

Problems where roof slopes and walls meet are frequently hidden. We combine a close visual check with the thermal images.

FAQs for Langrish

Do you cover Langrish?

Yes. Our area covers London and South East England, and Langrish is part of that. Just call 07833 053749 or drop us an email and tell us about the property.

Is my home in Langrish listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will you walk on the roof?

Only if it’s safe. We inspect whatever is safely visible: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. The report says if anything couldn’t be seen.

Is thermal imaging included in your surveys?

It is part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

What can thermal imaging tell me about my roof?

The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

When to book a survey in Langrish

Flat roofs that have leaked for a while can have wet insulation under the covering. Owners want to know how far it has spread before deciding what to do. A thermal survey, checked with moisture readings, can give a much clearer picture.

It’s worth booking a survey if you’ve seen:

  • Wet insulation beneath the membrane
  • Damp around chimneys and parapets
  • Damp patches with no obvious cause
  • Missing or slipped insulation

Anyone responsible for a site like Langrish Primary School will know that thermal images can show where wet insulation sits under a big flat roof.
