Electronic leak detection in Martyr Worthy: what you get

Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use, and some may need lifting. We talk this through before we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. We’ll tell you if the roof can’t be tested. We survey flat roof membranes, liquid-applied waterproofing and roof terraces and balconies, and the problems we are asked to look at most are damp inside with no sign on the roof and leaking laps in the waterproofing.

In a village or hamlet like Martyr Worthy, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

The survey, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take longer on a large roof than a small one, with the construction of the roof playing a part too. For a village or hamlet like Martyr Worthy, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. First, we confirm which roof areas are included.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Getting ready for the survey

  • Note where any stains or damp appear
  • If it isn’t your property yet, arrange access through the agent
  • Clear the way to the loft hatch

Getting a price

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.

What happens if roof problems are left?

Chasing a leak again and again is frustrating. A clear record of where the breaches are helps break that cycle. In a place like Martyr Worthy, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You will know the price for your survey before booking.

Local flat roofs in Martyr Worthy

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

If you live in an older home near Church of St Swithin, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you own a rental within reach of Winchester station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings such as Itchen Abbas Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Prices for electronic leak detection in Martyr Worthy

Several things affect the price of a survey:

  • The height of the building and how the roof can safely be seen
  • Whether thermal imaging or a drone is needed
  • The type of building, from a house to a block or an office
  • The size of the roof

  • The property’s address and postcode
  • Photos of the roof, taken safely from ground level or a window

Common questions in Martyr Worthy

Is Martyr Worthy within the area you cover?

Yes. Martyr Worthy is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Does a conservation area affect roof work in Martyr Worthy?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Does ELD include fixing the breach?

No, the test finds the breaches and your roofer repairs them. Your roofer uses the report to target the repair.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

How much does electronic leak detection cost?

We quote electronic leak detection for each roof, as the method and time depend on the roof. The price depends on the roof’s size and build-up. For a quote, ring 07833 053749 or use the contact form.

What this survey can’t tell you

A survey is a close look at the flat roof membrane, but it cannot do everything. The main limits are:

  • Leaks from walls, copings or rooflights
  • The extent of water in the insulation
  • Fixing the holes we find

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

What we check

  • Commercial flat roofs
  • Roof terraces and balconies
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Green roofs
  • Flat roof membranes

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
