Electronic leak detection in Elvetham

Some flat roofs can’t be tested electronically. Certain membranes conduct electricity, and some build-ups lack the layer the test needs below the membrane. If your roof isn’t suitable, we’ll tell you at the start. Telling us what you know about the roof’s membrane and layers helps, such as drawings or specifications. It saves a wasted visit. Common reasons to book are leaks that return after repairs and punctures from foot traffic or tools, across liquid-applied waterproofing, single-ply roofs and commercial flat roofs.

Flat roofs on exposed homes in small places like Elvetham take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Useful tips for Elvetham property owners

Getting the most from electronic leak detection starts before we arrive and carries on afterwards. Some tips:

  • Act on new leaks promptly
  • Ask contractors to protect the membrane
  • Limit access to the roof
  • Tell us about the membrane and build-up if you know it

If we think the leak is not coming through the membrane, the report says so, so other causes can be checked.

Consider testing a new membrane before it’s covered. It’s easier to find holes before more layers are added.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. It typically takes a length of time set by the roof’s area and construction, which we’ll explain when we quote. Somewhere as small as Elvetham, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The method depends on the membrane and what sits above and below it.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. You get a report showing where each breach is, for your roofer to repair.

Before we arrive

  • Check pets are kept safely away
  • Have keys ready for side gates, garages or roof access doors
  • Tell us where we can park nearby

Advice

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Roofs whose membrane or build-up is not suitable
  • The extent of water in the insulation
  • Water entering through details rather than the membrane

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and does not.

What we look at

  • Liquid-applied waterproofing
  • Green roofs
  • Roof terraces and balconies
  • Single-ply roofs
  • Flat roof membranes
  • Commercial flat roofs

For landlords and managing agents

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant beforehand.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.

Leave it or get it looked at?

Testing a new membrane before it’s covered is easier than tracing a leak later. Covered roofs are harder to test. Older cottages and farmhouses around Elvetham can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for the job before booking.

Local flat roofs in Elvetham

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For an older house near a landmark such as Church of St Mary at Elvetham Hall, flat-roofed rear additions and dormers added over the years are worth checking. If you look after a shop, office or commercial unit, for example near Hart Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks. If you look after a building such as Elvetham Heath Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Elvetham is about 2 miles north-west of Fleet, in Hampshire. Elvetham gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Across Hampshire, we cover Elvetham and the places around it. Reading is in our area too.

Elvetham questions

Do you carry out roof surveys in Elvetham?

Yes. We cover the whole of London and South East England, and Elvetham is part of that. You can ring 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.

Does a conservation area affect roof work in Elvetham?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Is the repair part of the test?

No. We test the membrane and report. You get the breach locations with photos for your roofer to repair.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

What do I do with the report?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
