Electronic leak detection in Buckskin

Electronic leak detection in Buckskin: what you get

Some flat roofs can’t be tested electronically. Certain membranes conduct electricity and some roofs do not have a suitable layer beneath the membrane. We will say if ELD will not work on your roof at the start. Any details you have about the membrane and build-up help us decide, such as drawings or specifications. It avoids arranging a test that cannot give results. We’re often asked to look into water coming in under a flat roof and leaking laps in the waterproofing, across green roofs, single-ply roofs and flat roof membranes.

Around a smaller place like Buckskin, flat roofs usually cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes a time that depends on the roof’s area and construction, and we’ll give you a guide when quoting. Parking around Buckskin is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The testing method is chosen to suit the membrane and build-up.
  4. We test the membrane and find where current is passing through it.
  5. You get a report showing where each breach is, for your roofer to repair.

Getting ready for the survey

  • Note where any stains or damp appear
  • Buyers: confirm access with the estate agent or seller
  • Keep pets inside or away from the areas we’re looking at

Booking a survey

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

Advice

Checking the roof from ground level

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

What electronic leak detection doesn’t cover

In fairness, a roof survey has limits:

  • How wet the insulation is
  • Water entering through details rather than the membrane
  • Build-ups without a suitable layer below

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. What a survey covers and does not.

Roof types and parts we check

  • Flat roof membranes
  • Liquid-applied waterproofing
  • Roof terraces and balconies
  • Commercial flat roofs
  • Green roofs
  • Single-ply roofs

Practical tips

You do not need to be a roofer to help. Here’s what helps most:

  • Keep outlets clear of debris
  • Let us know about the membrane and build-up if you know it
  • Make sure trades protect the waterproofing
  • Avoid repeated repairs without finding the cause

If anything in the report isn’t clear, ask us. We can talk you through the findings.

Ask trades working on the roof to protect the membrane when they work up there. Have the roof looked at after other work.

Common questions in Buckskin

Will you come out to Buckskin?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do you carry out roof surveys in Buckskin?

Yes, Buckskin is within the area we cover. We work right across London and South East England. You can phone 07833 053749 or email us with the address and some details, and we will talk through which survey suits.

Can you test a green or ballasted roof?

Sometimes. The layers on top and the build-up below decide it, and some may need lifting. We talk this through first.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Electronic leak detection around Buckskin

Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. About 3.8 miles north-east lies The Vyne, a reminder of how long the area around Buckskin has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Shop and office owners around The Malls may find that a flat roof over a business is out of sight and out of mind until it leaks. Landlords with a home close to Basingstoke station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Buckskin is about 1 mile west of Basingstoke, in Hampshire. Wherever you are in Buckskin, we can come and survey your property, on a weekday, Saturday or Sunday. Our Hampshire coverage includes Buckskin and the places around it. Reading is in our area too.

Postcode districts we cover here for electronic leak detection: RG22 and RG23. Whether your property is on Warham Road, Church Lane and Wayside Road or a nearby road, we can survey it. We also cover Worting (1 mile north-west), Winklebury (1 mile north-east), South Ham (1 mile east), Kempshott (1 mile south) and Brighton Hill (1 mile south-east). We also work in nearby towns like Fleet (13 miles east), Alton (10 miles south-east), Yateley (14 miles north-east), Tadley (7 miles north), Bordon (15 miles south-east) and Hook (8 miles east).

The nearest railway station is Basingstoke station, roughly 2 miles east of the centre. A little further out are Park Prewett Hospital (1.6 miles north) and The Malls (2 miles east). The countryside around Buckskin includes Farleigh Hill and Daneshill Park Woods.

Signs you need electronic leak detection in Buckskin

Repeated leaks after repairs suggest the real breach hasn’t been found. ELD can locate the breach more precisely.

A survey makes sense if you’ve noticed:

  • Leaks showing away from the breach
  • Leaks through a flat roof with no obvious cause
  • Leaking laps in the waterproofing
  • Breaches hidden under paving or planting

Take an older house close to Church of St Thomas A Becket: flat-roofed rear additions and dormers added over the years are worth checking.
