Electronic leak detection in Canada

Surveys for landlords and agents in Canada

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

Electronic leak detection for homes and businesses in Canada

Water can travel under a flat roof membrane before it shows inside. That makes leaks hard to trace by eye. ELD tests the waterproofing directly, to find where it has been breached. We test and report, and the repair is for your roofer. On suitable roofs, it replaces guesswork with a located breach. The results then follow in a written report with photos. Common reasons to book are leaks at pipes, outlets or fixings and leaks through a flat roof with no obvious cause, across liquid-applied waterproofing, single-ply roofs and roof terraces and balconies.

In a small place like Canada, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

What you get is a clear record of the flat roof membrane on the day we saw it. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

FAQs for Canada

Do you cover Canada?

We do. The survey and report are the same in Canada as anywhere else.

Will you come out to Canada?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

What if it rains on the day?

It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

Is the repair part of the test?

No, our part is finding the breaches. Your roofer uses the report to target the repair.

How does ELD work?

ELD passes a small electrical current across the roof to locate holes in the membrane. A breach lets the current through so we can pinpoint it.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

Leave it or get it looked at?

Opening up a roof to hunt for a leak is disruptive. Electronic testing finds the hole first so your roofer knows where to work. In a small place like Canada, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

What we do, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes more time on a big roof than a small one, with the construction of the roof playing a part too. Cottages and farmhouses around Canada often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The method depends on the membrane and what sits above and below it.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. We send a report with photos of each breach so your roofer can repair it.

Local flat roofs in Canada

About 2 miles north-west lies Landford Manor, a reminder of how long the area around Canada has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Anyone responsible for a site like Wellow School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Canada is about 5 miles north-west of Totton, in Hampshire. We survey roofs in Canada and the rest of Hampshire. We cover towns and villages across Hampshire, from the larger towns to small villages. Our Southampton page covers surveys nearby.

Here we cover the SO51 postcode area for electronic leak detection. If you’re just outside Canada, we cover West Wellow (1 mile north), Blackhill (1 mile east), East Wellow (1 mile east), Newbridge (2 miles south) and Plaitford Green (2 miles north). We also work in nearby towns such as Winchester (14 miles north-east), Eastleigh (11 miles east), Totton (5 miles south-east), Chandler's Ford (9 miles east), Hedge End (13 miles east) and Lymington (14 miles south).

Around Canada

We work in homes and buildings around Rockingham Arms. The nearest railway station is Romsey station, roughly 4.6 miles north-east of the centre. Well-known places in the area include Tatchbury Mount Hospital (3.5 miles south-east). Open spaces near Canada include Copythorne Common.

What affects the price in Canada

When we price a survey, we consider:

  • The height of the building and how the roof can safely be seen
  • The number of roofs, including extensions and garages
  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You will know the price for your survey before you book.

What we need to know

What helps most when you contact us:

  • Your timetable, like an exchange date
  • Where any leaks, stains or damp patches show inside
  • The kind of building and roof involved
  • Whether there is a loft hatch, a shared roof or tricky access

If you’re buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Common roof problems in Canada

On a flat roof, water spreads under the waterproofing. The leak may show some distance from where water gets in which makes it hard to find by looking.

These are some of the problems a survey can pick up:

  • Leaks that return after repairs
  • Holes left by work on the roof
  • A flat roof leak that can’t be traced
  • Damp inside with no sign on the roof

If you own a rental within reach of Romsey station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Before you book anyone

  • Is there a chance to talk the report through?
  • What insurance they carry
  • What exactly goes into their report
  • Their track record with similar roofs
