Landlord roof survey in Canada, Hampshire
A careful look at the let or shared roof at your property in Canada, and put it all in a written report with photos.
- Worn ridges, hips and verges
- Gaps where tiles or slates have slipped
- Choked outlets and gutters
Honest limits
It’s a careful look at the let or shared roof, not the whole story. Its limits include:
- Asbestos testing of roof sheets or soffits
- Walls, floors and services beyond the roof
- Parts of the roof we can’t safely see or access
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.

Landlord roof surveys for homes and businesses in Canada
A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it is safe to see them and the loft where access is safe. Typical surveys look at ponding or splits on flat roofs and slipped or missing slates and tiles, across flat roofs on blocks, blocks of flats and gutters and downpipes.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You’ll see the good as well as the bad.

How it works
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. Older rural homes like those around Canada can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- We start by agreeing the scope, roof by roof.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
- We photograph each defect and note how urgent it looks.
- The report sets out condition and recommendations to help you plan.
Before the survey
- Have any paperwork from past roof work to hand
- Move anything stored under the loft hatch
- Note where any stains or damp appear

Checking the roof from ground level
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Tips that help
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Get legal advice on lease responsibilities
- Hold on to old reports to compare later
- Give residents notice before a survey
- Act on high-priority defects quickly
Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and plan the rest over time.
Make sure the loft hatch can be reached and opened so a surveyor can look inside the roof. Clutter around the hatch slows things down.
When to book a survey in Canada
Roofs on let and shared buildings frequently get less regular attention than owner-occupied homes. Small defects go unnoticed until water comes through a ceiling and by then more has been damaged.
Problems we come across often include:
- Ponding or splits on flat roofs
- Missing or loose roof coverings
- Ceiling stains reported by tenants
- Flashings that have come away
Take a building like Wellow School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
What to check before booking
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- How long they’ve been surveying roofs
- What they will not be able to tell you

Canada: your questions answered
Is Canada within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is my home in Canada listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you use drones?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Will you need to get into tenants’ homes?
It depends on the building. Frequently we need the loft and certain flats and access is arranged by you or your agent. We tell you what’s needed when you book.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll explain what’s needed.
How do I arrange a landlord roof survey in Canada?
To arrange a survey, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
Why get it checked now?
Quotes from contractors set out the work they want to carry out. An independent survey tells you the roof’s condition first, so you can compare quotes on the same basis. For an older or listed building in a place like Canada, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Landlord roof surveys around Canada
Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Canada has a long history of building, with Landford Manor about 2 miles north-west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you own a rental within reach of Romsey station, the gap between tenancies is a good time to have the roof looked at.
