How a roof leak investigation works in Canada

Some ‘leaks’ are not leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, leaving marks that look just like rainwater. Telling the two apart matters, because they need very different work. We look at the pattern of damp, the weather and the ventilation before reaching a view. If you’re worried about leaks that appear only in driving rain and water marks that spread in wet weather, a survey will tell you what’s going on, on valleys and parapet gutters, the roof space and rooflights and dormers alike.

For a small place like Canada, the inspection is the same as anywhere: the journey and access are just planned in advance. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What affects the price in Canada

Not every roof costs the same to survey, and it comes down to:

  • Whether it is a home or a commercial building
  • Roof area
  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

Helping us price your survey

Some details help us suggest the right survey and price. When you contact us, let us know:

  • The address and postcode of the property
  • The reason for the survey, such as buying, a leak or storm damage
  • The type of building and roof, like pitched or flat
  • Photos of the roof, taken safely from the ground or a window

Once you know what you need, phone 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Canada questions

Is Canada in the area you cover?

Yes, Canada is within the area we cover. Our area covers London and South East England. You can phone 07833 053749 or send us an email with the address and a few details.

Does a conservation area affect roof work in Canada?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Why doesn’t the damp patch line up with the hole?

Because water travels. It can follow a timber or the underlay a long way first, so the entry point is frequently well away from the mark. That is why we trace the route rather than patching above the stain.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

What happens after the survey?

You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Will you photograph what you find?

Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.

Can every leak be traced?

Not every leak can be pinned down in a single visit. Many leave clear signs, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.

Canada roofs and the weather

Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the roof type helps narrow down where water may be getting in. About 2 miles north-west lies Landford Manor, a reminder of how long the area around Canada has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Romsey station, a tenant living with a leak needs the cause found, not just the stain painted over. For site and facilities teams at buildings such as Wellow School, a leak through a large roof is often found some distance from where the water shows inside.

Canada is about 5 miles north-west of Totton, in Hampshire. In Canada, as across Hampshire, every roof gets the same careful survey. Our area takes in places right across Hampshire. Our Southampton page covers surveys nearby.

Surveys in SO51 are booked the same way as anywhere else. If you are just outside Canada, we cover West Wellow (1 mile north), Blackhill (1 mile east), East Wellow (1 mile east), Newbridge (2 miles south) and Plaitford Green (2 miles north). We also work in nearby towns such as Winchester (14 miles north-east), Eastleigh (11 miles east), Totton (5 miles south-east), Chandler's Ford (9 miles east), Hedge End (13 miles east) and Lymington (14 miles south).

Around Canada

Around Canada, our work takes us to homes and buildings near Rockingham Arms and the streets around them. For rail, the closest station is Romsey station, roughly 4.6 miles north-east of the centre. Well-known places in the area include Tatchbury Mount Hospital (3.5 miles south-east). For a walk, there is Copythorne Common.

When you need someone else

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Carrying out the fix
  • Leaks from plumbing, tanks or pipework rather than the roof
  • Leaks that only appear in weather we cannot recreate

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

  • Lead flashings

How the survey works

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. Cottages and farmhouses around Canada frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Point out any leaks or damp patches
  • Check pets are kept safely away
  • Move anything stored under the loft hatch

Advice

Surveys for landlords and agents in Canada

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Why get it checked now?

A leak near lights or wiring needs attention quickly. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Then the source needs tracing. Where a roof is exposed, as many are in small places like Canada, driving rain gets into any weakness, and damp in older walls is slow to dry out.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

What you get with us

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
