Canada Thermal Roof Survey
Find out what’s going on with the roof before you spend money on it. Thermal roof surveys in Canada, with photographs and a clear written report.
- Patches of heat loss across the roof
- Possible trapped moisture under a flat roof covering
- Leaks that are hard to trace
What you can safely check yourself
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Thermal roof survey in Canada: what you get
What a thermal camera can show depends a lot on the weather. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We’ll discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. If you’re worried about cold spots on ceilings under the roof and possible trapped moisture under a flat roof covering, we can find out what’s behind it, on ceilings below the roof, pitched roof slopes and insulated roof spaces alike.
Somewhere as small as Canada, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at ahead of the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What happens on the day
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It normally takes an hour or two at a typical home, or half a day or so for a commercial building. Cottages and farmhouses around Canada often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it is safe.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
Before the survey
- Leave side gates unlocked
- If the roof is shared, arrange access with whoever manages the building
- Keep pets inside or away from the areas we are looking at

Canada questions
Do you cover smaller places like Canada?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Do you cover Canada?
Yes, Canada is within the area we cover. We work right across London and the South East. Just ring 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.
Will you fly a drone over my roof?
Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance.
Is thermal imaging useful on pitched roofs?
It can be useful, though pitched roofs are normally harder to read. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it’s safe.
How do I arrange a thermal roof survey in Canada?
It is easiest to ring 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we’ll point you to the right survey. Surveys run seven days a week.
How we price thermal roof surveys
Several things affect the price of a survey:
- The use of thermal imaging or a drone
- Which survey package you book
- The height of the building and how the roof can safely be seen
- How complicated the roof is, with its valleys, chimneys and parapets
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.
Getting in touch
Before you get in touch, it’s useful to have:
- Where any leaks, stains or damp patches show inside
- Photos of the roof, taken safely from the ground or a window
- The property’s address and postcode
- The reason for the survey, such as buying, a leak or storm damage
To get a price for thermal roof surveys in Canada, call 07833 053749 or use the contact form. The address, the type of property and what you need to know help us price the survey accurately.
Flying and imaging in Canada
Historic houses such as Landford Manor, about 2 miles north-west, show how far back building in the area around Canada goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Canada is about 5 miles north-west of Totton, in Hampshire. Anywhere in Canada, we can come and survey your property, on a weekday, Saturday or Sunday. Our Hampshire coverage includes Canada. For surveys nearby, see our Southampton page.
Every address in SO51 is within our area for thermal roof surveys. Neighbouring places we cover for thermal roof surveys include West Wellow (1 mile north), Blackhill (1 mile east), East Wellow (1 mile east), Newbridge (2 miles south) and Plaitford Green (2 miles north). We also work in nearby towns such as Winchester (14 miles north-east), Eastleigh (11 miles east), Totton (5 miles south-east), Chandler's Ford (9 miles east), Hedge End (13 miles east) and Lymington (14 miles south).
Local landmarks in Canada
Around Canada, our work takes us to homes and buildings near Rockingham Arms and the streets around them. Canada’s nearest station is Romsey station, roughly 4.6 miles north-east of the centre. Other landmarks nearby include Tatchbury Mount Hospital (3.5 miles south-east). Not far away are Copythorne Common.
Signs you need a thermal roof survey in Canada
Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there is a clear difference between inside and outside.
Things that often lead to a survey include:
- Possible trapped moisture under a flat roof covering
- Cold areas below the roof
- Damp that repairs haven’t cured
- Patches of heat loss across the roof
For site and facilities teams at buildings like Wellow School, a view from above covers a wide roof far faster than walking it.
Choosing a roof surveyor
- What insurance they carry
- Their report turnaround times
- Whether VAT is added on top
- Whether you get a written report with photos
Tips from our surveys
Small things make a difference. Our tips:
- Talk to us about the weather when booking
- Heat the home normally on the days before
- Keep a record of when stains appear
- Take photos of stains as they appear, so we can compare
You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.
Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.
What we cannot see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Hidden layers that need to be opened up to check
- Seeing water directly, as the camera shows temperature, not moisture
- Clear results when the conditions on the day are poor
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. What a survey covers and doesn’t.
