Canada Chimney Survey
A survey of chimney stacks, pots, flashings and flaunching in Canada, using drones and thermal imaging where applicable. Call or email for a price.
- Damaged chimney pots and cowls
- Eroded joints in the brickwork
- Staining on walls around the chimney
Signs you need a chimney survey in Canada
Years of fires can affect the mortar inside a stack. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.
Common reasons to book include:
- Lifted or split lead flashings
- A stack that appears to lean
- Bricks with flaking faces
- Pots or cowls that look unsafe
For landlords with property near Romsey station, a roof report helps you deal with small faults before they turn into a call from a tenant.
What to check before booking
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Is VAT included in the price?
- What the report includes, and whether it has photographs
- Whether the loft space is looked at, where there is one
Chimney survey in Canada
A damp patch on a chimney breast doesn’t always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. You then know where to start. If you’ve noticed unused flues sealed without airflow and a chimney out of line, we can find out what’s behind it, whatever the roof.
Older buildings in small places like Canada may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Surveys for landlords and agents in Canada
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.

Why act early in Canada
Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Leave it, and frost can work the stack loose, and the work grows. In a small place like Canada, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We will tell you which package suits the questions you have.

Tips from our surveys
Nothing here needs a ladder. Our suggestions:
- Never climb onto the roof to look at a chimney
- Check with the council before altering a stack in a conservation area or on a listed building
- Use a Gas Safe registered engineer for gas appliances
- Keep the report to compare against at the next survey
After the visit, we write up the report with photos of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Have worn pointing and cracked flaunching dealt with early. It is far simpler than rebuilding a stack later.
Chimney surveys in Canada: local notes
With Landford Manor about 2 miles north-west, Canada sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you look after a building such as Wellow School, a written record of a large roof helps plan work for the holidays rather than in term time.
Canada is about 5 miles north-west of Totton, in Hampshire. We provide chimney surveys for householders, landlords and businesses in Canada and the surrounding area. Across Hampshire, we cover Canada. Our Southampton page covers surveys nearby.
We work across the SO51 postcode area for chimney surveys. Nearby, we also carry out chimney surveys in West Wellow (1 mile north), Blackhill (1 mile east), East Wellow (1 mile east), Newbridge (2 miles south) and Plaitford Green (2 miles north). Your questions about chimney surveys in Canada
Do you cover smaller places like Canada?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is my home in Canada listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can you survey in bad weather?
Light rain does not usually stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.
What happens next?
We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Is it a problem to have an unused chimney?
A redundant chimney needs looking after like any other. If it is capped without ventilation, damp can build up inside. Our survey records its condition and how it’s capped, so you can plan what to do with it.
Which days do you carry out surveys?
Surveys run on any day of the week. To find a day that suits you, ring 07833 053749 or send us an email.
How long does the survey take?
Expect it to take about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. The written report follows by email, on the timescale of your package.
How it works
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. Older roofs in small places like Canada can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- First we talk through the stacks, their history and any problems.
- We check every stack from wherever it can be seen safely.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- You get a written report with photos and recommendations by email.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Clear the way to the loft hatch
- Jot down any questions you want answered

Chimney pots and cowls
A loose or cracked pot can fall from height. We record their condition with photographs.
Brick stacks
Older brick stacks frequently have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.
