Need a drone roof survey in Canada?

Landlords, agents and block managers in Canada

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when you book and we will plan the survey around it.

Drone roof survey in Canada

We carry out drone roof surveys in Canada and across London and South East England, where the airspace and the weather allow. Flights take place on weekdays and at weekends. We check the airspace for your address before booking a flight. You get a written report with close-up photos and recommendations. To ask whether a drone survey suits your roof, phone 07833 053749 or email us with the address. We survey valleys and parapet gutters, large and complex roofs and fragile roofs, and the problems we are asked to look at most are slipped or missing slates on a high roof and damage after a storm that can’t be seen from below.

Somewhere as small as Canada, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from the ground. Weather and airspace are checked before the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Questions from Canada

Can you fly a drone over a roof in Canada?

Typically it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in strong wind or heavy rain.

Is Canada within the area you cover?

Yes, Canada is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do you need to get into the loft?

Typically, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Does the report include photos?

Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Why act early in Canada

Leaving a slipped slate or a blocked valley can turn a small fault into a leak. Spotting them early keeps the work smaller, whatever height the roof is. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What a survey costs

A few things affect what a survey costs:

  • The package you choose: Basic, Standard or Premium
  • The height of the building and how the roof can safely be seen
  • How big the roof is
  • The shape of the roof and its details

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Getting in touch

If you can, have these to hand when you contact us:

  • The type of building and roof, such as pitched or flat
  • Dates you are working to, such as exchange
  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode

A quick phone call is typically the easiest start: ring 07833 053749 or drop us an email. You’ll have a price before anything is arranged.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Expect a little longer if permission is needed
  • Tell us the exact address when you book
  • Let us know what you want to see
  • Tell next door if the drone will be near their property

The Premium Survey includes an in-person consultation to talk through the photos and findings. It is a chance to ask about anything in the report.

Look at the roof from ground level after strong winds. Debris in the garden is a sign to act on. A drone can show exactly what has moved.

How the survey works

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In a small place like Canada, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the address and what you’d like checked.
  2. We check the airspace and seek any permission needed.
  3. Before take-off, the wind, the weather and the launch spot are looked at.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. You receive a written report with the photos and our recommendations.

Getting ready for the survey

  • Leave a clear route to the loft
  • Jot down any questions you want answered
  • Have keys ready for side gates, garages or roof access doors

Advice

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Flying and imaging in Canada

With Landford Manor about 2 miles north-west, Canada sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

For site and facilities teams at buildings like Wellow School, big roofs are where aerial photos and thermal images show the most at once.

Canada is about 5 miles north-west of Totton, in Hampshire. Whether the building in Canada is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. We cover towns and villages across Hampshire. Our Southampton page covers surveys nearby.

We work across the SO51 postcode area for drone roof surveys and the streets around it. We also cover the places around Canada: West Wellow (1 mile north), Blackhill (1 mile east), East Wellow (1 mile east), Newbridge (2 miles south) and Plaitford Green (2 miles north). Larger places within reach include Winchester (14 miles north-east), Eastleigh (11 miles east), Totton (5 miles south-east), Chandler's Ford (9 miles east), Hedge End (13 miles east) and Lymington (14 miles south).
