Drones, thermal imaging and Lymington roofs

Lymington lies within about 1 mile of the sea, and wind near the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

Take a building like Lymington Junior School: big roofs are where photos from the air and thermal images show the most at once. If you run a hotel or guest house in or near Lymington, a roof problem can mean rooms out of use, so it pays to find faults before guests do.

Drone roof survey in Lymington: what you get

Tall, steep, large or fragile roofs can’t always be inspected up close. A drone takes close-up photos of those roofs from the air. It shows coverings, ridges, chimneys, valleys and gutters clearly. Everything we find goes into a written report with photos. It’s also a good option where walking on the roof could break slates or tiles. Where a flight isn’t possible, we explain why. We survey large and complex roofs, flat roofs on upper floors and tall and steep roofs, and the problems we are asked to look at most are damage after a storm that can’t be seen from below and moss building up on slopes and in gutters.

Older homes in a town like Lymington may lose heat through roofs with little or no insulation. Thermal imaging can show where heat escapes, and it can also point to damp patches. It shows temperature, so anything that looks like moisture is checked with a meter. Results depend on conditions, so the timing of the visit matters.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. For a visit in Lymington, we need access to the loft, any rooms with leaks or stains, and the outside of the building. If there is a side gate or a rear garden, let us know how to reach it. Weekday and weekend visits are available.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. The findings, photos and recommendations reach you by email.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Do you need a drone roof survey in Lymington?

The top of a stack is the most exposed part of many roofs. From ground level, you rarely see cracked flaunching or loose pots. A drone gets close enough to see them in detail.

A survey can pick up problems like:

  • Ridge pieces that have lifted
  • Storm damage on steep or tall roofs
  • Debris building up in hidden gutters
  • Slipped or missing slates on a high roof

If you live in an older home near Church of St. Thomas the Apostle, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Choosing a roof surveyor

  • Are they insured for the work?
  • What the report includes, and whether it has photographs
  • Whether you can ask questions once you have the report
  • Whether VAT is added on top

What a roof survey includes

Different roofs, different checks

Flat roofs on tall buildings

Flat roofs on tall buildings are frequently seen by nobody. From above, standing water, splits and tired upstands are clear.

Ridges and hips

Ridges may be bedded in mortar or mechanically fixed. Their condition is noted in the report.

When you need someone else

Before you book, it’s worth knowing what a survey won’t do:

  • Whether the roof structure meets design loads
  • Photos in conditions too poor to fly
  • A flight where airspace permission is refused

If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. What a survey covers and does not.

What this survey covers

Common questions in Lymington

Do you carry out roof surveys in Lymington?

Yes, Lymington is within the area we cover. Our area covers London and South East England. Just phone 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.

How do I find out if my home in Lymington is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you get in touch and we’ll explain what’s needed.

What’s in the report?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put in order of urgency where relevant.

Can you survey at the weekend?

We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or email us.

How long does the visit take?

Expect it to take an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. Pre-flight checks of the site and the weather are part of that.

Can the drone do thermal imaging?

Our drone survey is about close-up photographs. Thermal imaging comes with the Premium Survey, as a separate check.
