Independent gutter surveys in Lymington

Roof by roof

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged for a specialist asbestos surveyor to check.

About our gutter survey in Lymington

Gutters are usually fixed to fascia boards, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. We’re frequently asked to look into valley or box gutters that overflow inside and gutters packed with leaves or moss, across fascias and soffits, eaves gutters and outlets and hoppers.

Semis and terraces in a town like Lymington share roof details with the neighbours. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. Shared parts are looked at as far as they can safely be seen from the property we are surveying. Tell us as you book if you know of anything shared with next door.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the gutter, with photographs, which helps you plan work between tenancies.

Your questions about gutter surveys in Lymington

Is my home in Lymington listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you survey roofs for landlords with property near Lymington Town station?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.

Will you look at parapet and box gutters as well?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and we’ll note that in the report.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do you climb onto every roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.

What’s the price of a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just ring 07833 053749 or use the contact form for a price.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Lymington homes and their roofs

The coast is about 1 mile or less from Lymington, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Anyone responsible for a site like Lymington Junior School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Lymington Town station, the gap between tenancies is a good time to have the roof looked at. If your home is one of the older ones in the streets near Church of St. Thomas the Apostle, its chimney, valleys and lead work are likely to be the parts that need attention first.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Hidden sections we cannot view safely
  • The inside of buried drains
  • Confirming asbestos in older rainwater goods

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey. What a survey covers and doesn’t.

What we look at

  • Eaves gutters
  • Valley gutters
  • Downpipes
  • Fascias and soffits
  • Parapet and box gutters
  • Outlets and hoppers

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Look for green streaks or damp patches on walls
  • Check for spilling water in a downpour
  • Check the loft with care after heavy rain
  • Keep climbers away from the eaves

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it is ready.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Less debris means fewer blocked outlets.

The survey, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes about one to two hours for a house, and about three to four hours for a commercial roof. In Lymington, parking is rarely complicated, though it’s useful to know about driveways or restrictions. We look at the roof from the ground and from windows, then from the loft where there is safe access, and from the roof itself where it’s safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The roof space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Show us where any leaks or stains appear
  • Jot down any questions you want answered
  • If the roof is shared, arrange access with whoever manages the building

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
